Maintenance Manager in Long Beach

Job Summary

We are seeking an experienced Maintenance Manager to manage the day-to-day physical operations of our 200-unit residential portfolio in Long Beach. The ideal candidate has strong hands-on technical skills, enjoys moving between properties, can efficiently manage and oversee in house crew, vendor contracts, preventative maintenance programs, inspections and unit turns.

Core Responsibilities

• Work Orders: Execute and track daily maintenance requests with a target completion time under 48 hours.
• Turnover Management: Coordinate make-ready schedules to ensure vacant units are completely turned over within 5–7 business days.
• Vendor Relations: Source, vet, and oversee third-party contractors for major plumbing, roofing, and structural repairs.
• Code Compliance: Ensure properties adhere to Long Beach local housing codes and safety guidelines.
• Monitoring & Reporting: Conduct periodic walkthroughs, constantly look for issues that may be potential liability hazard & report.
• Emergency On-Call: Participate in a rotating after-hours emergency call schedule.

Required Qualifications

• Experience: 5–10 years of multi-family property maintenance experience. Portfolio or multi-site experience is heavily .
• Technical Skills: Advanced proficiency in plumbing, electrical diagnostics, drywall, appliance troubleshooting, and lock changes.
• Logistics: Valid CA Driver’s License, reliable truck or utility vehicle, and personal tools.
• Technology: Comfortable learning to use necessary apps and familiarity with property management ticketing systems (e.g., AppFolio, Yardi, or Buildium).
