O'Neill & Brennan are currently seeking a proactive and hands-on Maintenance Manager for a build-to-rent residential scheme located in the Southeast London area. This is a permanent PAYE role working directly on a site comprising 139 apartments, all let under one landlord, forming part of a larger residential development.
We’re looking for a candidate with a background in general maintenance—ideally from a handyman, painter/decorator, or similar background. This is a varied and active position that would suit someone who is mobile, physically fit, and ready to hit the ground running.
Key Responsibilities:
Reactive Maintenance (approx. 1/3 of role):
Carry out day-to-day maintenance tasks across 139 residential units—touch-up painting, minor repairs, and basic troubleshooting.
Contractor Oversight:
Liaise with and oversee external contractors handling more specialist tasks.
Site Inspections (approx. 1/3 of role):
Regular walkthroughs and reporting on issues across the wider site that do not require specialist intervention.
Ad Hoc Duties (approx. 1/3 of role):
Respond to any urgent or unexpected issues requiring immediate attention.
The Ideal Candidate:
Previous experience in a maintenance, handyman, or decorating role (non-entry-level)
Comfortable working independently and as part of a small, fixed team
Confident communicator with good rapport-building skills—especially with tenants
Basic computer literacy
Physically fit, with a strong work ethic and “muck in” attitude
Must be comfortable with early working hours
Hours of Work:
40 hours per week
Minimum two early starts per week (7:00/7:30am) to oversee site services
Flexibility on remaining hours, provided weekly hours are met
