JOB TITLE: MAINTENANCE DIRECTOR

REPORTS TO: ADMINISTRATOR
JOB SUMMARY: The Maintenance Director is responsible for planning, organizing, directing, controlling, and evaluating the maintenance program and services, grounds maintenance, and upkeep.
ESSENTIAL FUNCTIONS:
- Direct or perform duties concerned with plumbing, painting, carpentry, mechanical, heating, cooling, water systems and minor electrical
- Monitor and supervise all service contracts or other outside contract work
- Direct or perform duties concerned with maintenance of grounds, parking lots, driveways, sidewalks, security, etc.
- Direct or perform duties related to transportation, including maintenance of vehicles and other campus equipment
- Serves as electrician in repairing minor electrical malfunctions and installing new equipment
- May work as a plumber in assembling, installing, and repairing pipes, fittings, and fixtures of heating, water, and sewer systems, and in opening clogged drains
- Acts as a carpenter in the alteration, repair, and maintenance of buildings, floors, roofs, stairways, partitions, doors, windows, screens, scaffolding forms, wood fixtures and furniture
- May operate hand saw, planer, joiner, shaper, table saw, sanding machine, router, electric drill and other power equipment
- Maintain tools and machinery in good condition and use all tools carefully and as instructed
- Ensure that high standards of safety are developed, met, and maintained at the facility
- Arrange and coordinate annual fire safety inspections with the local fire department; Follow up on any deficiencies or recommendations
- Ensure the facility and grounds are maintained in accordance with relevant regulations, agency standards, and fiscal consideration
- Develop, implement, and regularly review site-specific maintenance logs
- Ensure that major equipment and furnishings are maintained in safe, operable condition and/or arrange for replacement
- Develop, implement, and review equipment records (included in maintenance logs)
- Establish procedures and contacts to ensure timely repairs of equipment requiring minor repairs on a frequent basis
- Arrange and coordinate annual fire safety training for all residential services personnel and
- Ensure the appropriate use and proper care of the agency maintenance van
- Promote positive public relations with patients, , family members, and guests
- Use tactful, appropriate communications in sensitive and emotional situations.
- Use appropriate workplace behavior and adhere to dress code at all times
- Understand and adhere to the Caraday Healthcare maintenance program
- Understand and adhere to the guidelines of “ Rights” and assure safety
Requirements:
QUALIFICATIONS:
Required
- Three years of maintenance facility experience
- Ability to communicate effectively with oral and written instructions in English
- Ability to identify maintenance problems, plan and follow through to their solution in a timely manner
- In depth understanding of physical plant maintenance requirements
- Knowledge of state and federal guidelines
- Prior long term care experience
- Experience in estimating maintenance and repair costs
PHYSICAL REQUIREMENTS: The ability to safely perform movements such as pushing, pulling, lifting, bending, kneeling, and reaching up to 150 pounds with or without reasonable accommodations.
WORK SCHEDULE: As assigned; including some weekends, holidays and evenings. On Call 24 Hours.
