JOB TITLE: Maintenance Associate 3 Power Washing
DEPARTMENT: Building Maintenance
JOB SUMMARY
Maintain Texas properties and equipment as directed by the physical plant coordinator/director. Adam Development Properties, L.P. (ADP) Maintenance Associate 3 Power Washer functions as a member of the Miramont Team, the Adam Development Properties Team, oversees all mechanical surface areas of Miramont as assigned by keeping these facilities clean. Additional Class A properties may be included in job duties as required.
Essential Job Functions
Can operate pressure washing equipment including heater stages and equipment maintenance.
Trailer operation and backing skills.
Works at heights with the assistance of ladders, stairs, lifts, scaffolding, bucket truck, or fall arrestors on the exterior of buildings.
Able to properly use the blueprints of areas to be cleaned.
Establish and maintain cooperative-working relationships with those contracted in the course of work.
Communicate clearly and concisely, both orally and in writing.
Recommend and implement practices for providing effective and efficient operations.
Self-starting, with the ability to complete assignments while frequently being redirected.
Understands auto maintenance, identifies and arranges proper repairs of vehicles with co-workers.
Knowledge of record keeping, reporting procedures.
Ability to meet attendance schedule with dependability and consistency.

Job Qualifications
GED
Minimum of two years experience
No aversion to Sunlight
No aversion to Chlorine short term contact with skin
Good attitude
Valid Texas Drivers License
Good communication skills
Must be able to lift at least 70 lbs. for one minute
Ability to stand on feet for extended periods
Physical Requirements
While performing the duties of this job, the employee is regularly required to stand;
walk; climb ladders/stairs/work at height; and use hands to handle or feel. The employee is required to sit and reach with hands and arms; talk or hear; and taste or smell. The employee must occasionally lift and/or move up to 70 pounds. Specific vision abilities required include close vision, distance vision, vision, peripheral vision, depth perception, and ability to adjust focus. Hearing abilities required include the ability to hear without assistance per the TXDOT rules. The employee must have the
ability to multi-task and complete tasks in an accurate and timely manner.
