Job Summary:
The Maintenance and Facilities Lead is responsible for overseeing the maintenance and operational efficiency of all building systems, equipment, and infrastructure. This role leads the maintenance team and coordinates preventative, predictive, and corrective maintenance activities to ensure a safe, clean, and functional environment across the facility. The ideal candidate is a hands-on leader with strong technical skills, a proactive approach to problem-solving, and the ability to manage multiple priorities in a dynamic environment.
Key Responsibilities:
- Leadership & Supervision:
- Lead, schedule, and supervise a team of maintenance technicians, custodians, and external contractors.
- Ensure work is completed safely, efficiently, and to quality standards.
- Provide training, guidance, and performance feedback to maintenance staff.
Facility Maintenance: Perform repairs, preventative maintenance and replacement of building components including but not limited to:
- Building Furnishings (Door handles, Hinges, and closer, curtain wall glass and gaskets, ceiling tile, cove base, mini-blinds, floor and wall coverings
- Plumbing (Restroom fixtures, unstop drains)
- Electrical (lights and lighting ballasts, wall receptacles, switches, circuit breakers, mechanical parts such as fuses and starters, magnetic starters, controls components, emergency generator, emergency power distribution)
- A/C Controls (thermostats, cold deck sensors and/ or controllers
- Take the initiative on problems and special needs of the property or tenants.
Must be able to handle multiple projects.
- Manage daily operations and maintenance of building systems (HVAC, plumbing, electrical, lighting, etc.). Arborist or skilled in maintenance of landscape, trees, scrubs, and plants
- Experience with Plumbing (Restroom fixtures, unstop drains)
- Experience with Electrical (light and lighting ballasts, wall receptacles, switches, circuit breakers, mechanical parts such as fuses and starters, magnetic starters, controls components, emergency
- Conduct regular inspections and audits of facilities and equipment.
- Coordinate and prioritize repairs, preventative maintenance, and upgrades.
- Project Coordination:
- Plan and oversee facility improvement projects and renovations.
- Manage vendor relationships and contracts related to maintenance services.
- Collaborate with other departments on space planning and equipment installation.
- Compliance & Safety:
- Ensure compliance with OSHA, local, state, and federal regulations.
- Implement and maintain health and safety protocols.
- Maintain records of inspections, repairs, permits, and safety reports.
- Inventory & Budget:
- Monitor and control maintenance budgets, expenses, and resource allocation.
- Maintain inventory of supplies, tools, and spare parts.
- Source and procure equipment and materials as needed.
Qualifications:
- High school diploma or GED required; technical or trade school certification .
- Minimum 5 years of maintenance experience, with at least 2 years in a leadership or supervisory role.
- Strong knowledge of building systems, mechanical and electrical equipment, and general facility operations.
- Familiarity with CMMS (Computerized Maintenance Management System) software.
- Excellent troubleshooting, problem-solving, and decision-making skills.
- Strong organizational and communication skills.
- Ability to read and interpret technical documents, blueprints, and manuals.
- Must be physically able to perform maintenance tasks and lift to [50 plus pounds].
Work Environment:
- This position involves both office and hands-on work across various facility areas.
- May require working after hours or on weekends in case of emergencies or special projects.
- Exposure to loud noises, moving equipment, and varying weather conditions.
Qualifications (optional):
- Certification in HVAC, Electrical, or Facilities Management (e.g., CFM, CPMM).
