Job Summary:
We are looking for a skilled and dependable Lead Maintenance Technician to join our onsite team 120-unit apartment complex in Nacogdoches, TX. You will supervise maintenance operations and help ensure that equipment, facilities, and systems are maintained to the highest safety and performance standards. You’ll be a hands-on leader, stepping in when needed, and helping with planning, troubleshooting, and preventative maintenance.

Key Responsibilities:
- Repairs:
- Diagnose and repair issues in plumbing, electrical, HVAC, and other systems.
- Fix or replace broken or defective parts, fixtures, and appliances.
- Address structural repairs including walls, and flooring.
- Troubleshooting:
- Identify the root cause of equipment and system failures.
- Develop and implement solutions to resolve issues promptly.
- Work with external contractors as needed.
- Preventive Maintenance:
- Conduct regular inspections of buildings, common areas, and systems.
- Perform routine maintenance tasks such as cleaning, lubricating, and adjusting equipment.
- Schedule and perform periodic maintenance checks to prevent breakdowns.
- Safety Compliance:
- Follow all safety regulations and guidelines.
- Report and correct any safety hazards immediately.
- Ensure all maintenance activities adhere to safety standards.
- Documentation:
- Maintain accurate records of maintenance and repair work.
- Complete work orders and update maintenance logs.
- Document inspections and report findings.
- Inventory Management:
- Monitor and manage inventory of tools, supplies, and replacement parts.
- Order necessary materials to maintain appropriate inventory levels.
- Ensure all tools and equipment are well-maintained and functional.
- Communication:
- Communicate effectively with property managers, supervisors, and residents.
- Provide timely updates on maintenance activities and repair status.
- Respond promptly and professionally to maintenance requests from residents.
Qualifications:
- Education:
- High school diploma or GED required.
- HVAC certification required; CPO certification .
- Experience:
- Proven experience as a Maintenance Technician or in a similar role, preferably in multifamily settings.
- Familiarity with a variety of maintenance tools and equipment.
- Skills:
- Strong mechanical and electrical troubleshooting skills.
- Proficiency in HVAC, plumbing, and electrical systems.
- Excellent communication and interpersonal skills.
- Strong organizational and time management skills.
- Physical Requirements:
- Ability to lift and carry heavy objects (up to 50 lbs).
- Ability to work in various conditions, including confined spaces, heights, and outdoors.
- Ability to stand, walk, and bend for extended periods.
- Ability to read, write, hear English.
Working Conditions:
- Work primarily within the apartment complex.
- May require work outside regular business hours, including evenings, weekends, and holidays.
- Exposure to potentially hazardous materials and extreme temperatures.
