Lead Maintenance Technician position available for experienced, driven, high-energy applicants with an attention to detail at growing Real Estate Investment Company downtown St Petersburg! Who We Are: Established Real Estate Investment Company with significant history and holdings in downtown St Petersburg and Old Northeast continues to expand!! With current holdings across the spectrum of vintage St Pete character multi family properties to downtown St Pete commercial properties we own products and always seek to provide the service that meets the demands and standards of the St Petersburg market - and we're looking to grow! Primary Role: ● Coordinate daily maintenance and apartment turnover operations to ensure high customer service and quick turnaround time for vacant units ● Perform a wide range of residential maintenance-related work orders including ● Manage direct employees to keep work flow efficient while giving proper guidance and support to staff ● Work with leasing and administrative staff to pre-plan for coming move outs, move ins and extended maintenance and capital projects in units and common areas/components of properties ● Plan, stock, and purchase materials to maximize on-hand supplies for standard necessary items and promptly source and acquire other items as needed from suppliers ● Source, bid and create relationships with third party contractors, both GC and sub, to plan, price, and initiate and manage capital improvement projects ● Maintain professional relations, productive and respectful relations with staff company wide ● Audit bills from suppliers to ensure accuracy and limit loss ● Work closely with Owners, communicating frequently to stay in loop on any major problems be they construction, operational, or financial while making sure company is running to Owners' wishes and standards Who You Are: ● Property Management, Project Management and/or Construction Experience ideally in a Multi-Family (Apartments) capacity ● Able to delegate and multitask to achieve basic metric and goals ● Strong managerial skills with staff and a team player with colleagues ● High focus on customer service and standards and expectations for same ● Able to work with a variety of personalities ● General knowledge of wide range of maintenance and construction basics and types ● ABle to work with standard Property Management software systems and MIcrosoft products ● Able to jump in on work as needed Position Requirements and Schedule: ● 9:00 to 5:00 Monday through friday with occasional weekend/after hour work as needed ● Must have own transportation ● Pay commensurate with experience
