We are seeking an experienced, hands-on Lead Maintenance Supervisor to oversee maintenance operations for our two vibrant communities in the Gregory/Portland area. This role is ideal for a dependable professional who excels in leadership, organization, customer service, and technical skill.

Position Summary

The Lead Maintenance Supervisor is responsible for managing all maintenance operations, ensuring top-quality service for , mentoring the maintenance team, and maintaining the physical integrity of the community. This position requires strong leadership, HVAC certification, and the ability to prioritize daily workload across two properties.

What You’ll Do

• Oversee all maintenance functions, including work orders, make-readies, preventive maintenance, and property upkeep
• Supervise, train, and schedule maintenance technicians
• Diagnose and repair HVAC systems (MUST be A/C certified)
• Complete repairs involving electrical, plumbing, appliances, carpentry, and general maintenance
• Maintain inventory, order supplies, and ensure compliance with safety standards
• Respond to after-hours emergencies as needed
• Ensure units are ready for move-in on schedule
• Provide outstanding customer service to and prospects
• Conduct property inspections and assist with capital improvement projects

Requirements

• MUST HAVE EXPERIENCE in apartment or multifamily maintenance
• EPA Universal or Type I/II HVAC Certification (Required)
• Proven leadership and team management ability
• Strong organizational and multitasking skills
• Ability to operate basic maintenance tools and equipment
• Availability for on-call rotation
• Valid driver’s license & reliable transportation

Qualifications

• Experience with electric furnaces and water heaters
• Previous experience overseeing multiple communities
