Responsibilities
- Supervise, train, and mentor the maintenance team.
- Perform and oversee service requests, preventive maintenance, and apartment turns.
- Diagnose and repair HVAC, electrical, plumbing, appliances, drywall, carpentry, and general building systems.
- Ensure vacant apartments are move-in ready within established deadlines.
- Maintain pools, grounds, and common areas in compliance with company standards.
- Manage inventory, maintenance supplies, and vendor relationships.
- Ensure compliance with OSHA, EPA, and all local, state, and federal safety regulations.
- Participate in the on-call rotation and respond to after-hours maintenance emergencies.
- Complete work orders accurately and in a timely manner.
- Assist with budgeting, purchasing, and controlling maintenance expenses.
- Maintain excellent customer service while interacting with , vendors, and team members.
Qualifications
- Minimum 3-5 years of apartment maintenance experience, including supervisory experience.
- EPA Universal Certification required.
- HVAC certification and troubleshooting experience required.
- Strong knowledge of plumbing, electrical, appliance repair, carpentry, and general maintenance.
- Valid driver's license and reliable transportation .
- Ability to lift up to 75 pounds and work indoors and outdoors in varying weather conditions.
- Must be available for rotating on-call emergencies.
- Strong organizational, communication, and leadership skills.
Qualifications
- Certified Pool Operator (CPO) certification is a plus.
- CAMT designation but not required.
- Experience with Yardi, RealPage, Entrata, or similar property management software.
