Responsibilities

• Supervise, train, and mentor the maintenance team.
• Perform and oversee service requests, preventive maintenance, and apartment turns.
• Diagnose and repair HVAC, electrical, plumbing, appliances, drywall, carpentry, and general building systems.
• Ensure vacant apartments are move-in ready within established deadlines.
• Maintain pools, grounds, and common areas in compliance with company standards.
• Manage inventory, maintenance supplies, and vendor relationships.
• Ensure compliance with OSHA, EPA, and all local, state, and federal safety regulations.
• Participate in the on-call rotation and respond to after-hours maintenance emergencies.
• Complete work orders accurately and in a timely manner.
• Assist with budgeting, purchasing, and controlling maintenance expenses.
• Maintain excellent customer service while interacting with , vendors, and team members.

Qualifications

• Minimum 3-5 years of apartment maintenance experience, including supervisory experience.
• EPA Universal Certification required.
• HVAC certification and troubleshooting experience required.
• Strong knowledge of plumbing, electrical, appliance repair, carpentry, and general maintenance.
• Valid driver's license and reliable transportation .
• Ability to lift up to 75 pounds and work indoors and outdoors in varying weather conditions.
• Must be available for rotating on-call emergencies.
• Strong organizational, communication, and leadership skills.

Qualifications

• Certified Pool Operator (CPO) certification is a plus.
• CAMT designation but not required.
• Experience with Yardi, RealPage, Entrata, or similar property management software.
