Job Description
Job Purpose:\n \nTo effectively supervise the day-to-day operation of the site maintenance team and to ensure that compliance with standards are adhered to at all times (mandatory and statutory), to ensure the effective and efficient operation of the contract's Mechanical, Electrical and Fabric services.\n\nKey Tasks:\n\nEnsuring the efficient and effective operation, maintenance and repair of the sites M&E Plant and Equipment and Fabric Services.\nManagement of the CAFM System to ensure staff's performance and monitor service delivery.\nCompliance with and record keeping for the client system and management of the Quality, Health, Safety + Environment responsibilities on the site.\nOrganise and carry out reactive repairs to the sites M&E systems.\nPrioritising and completing reactive and Planned Preventative Maintenance tasks and reporting to the site lead, ensuring optimum levels of service delivery are being achieved.\nEnsure that Planned Preventative Maintenance is carried out in line with task schedules and industry best practices.\nFirst line supervision of Specialist Service Contractors, including Induction and signing off and actioning minor works listed on service report sheets in conjunction with the Contract Manager. (Includes surveys)\nFormulating, Assessing and Validating Risk Assessments, Method Statements, and Work Package Plans. Keeping an up to date log of Work Package Plan's to ensure that the contract remains compliant.\nOwnership of own tasks, organising of own materials / quotations from suppliers to enable completion of tasks\nAttendance of company meetings or training courses as required\nOperational day to day requirements from client or Supervisor / Manager\nAvailable for out of hours call outs as required / as per schedule / Rota\nConducting contractor monitoring audits\nResponsible for raising & closing out hazard observations in live environment\nFollowing of operational processes to facilitate in efficient operation of the contract\nAssist the contract / business in creating innovative tools or creating new innovative ideas to facilitate the maintenance to the contract.\nAdherence & application of organisational policies and procedures.\n \nDecision Making/Budgetary Control:\n\nReporting to Contract Manager / Accountable to Contract Manager \n \nFinancial Authority Level £1,000.00\n \nDecision making must be in line with facilitating completion of the 'key tasks' outlined above and any objectives set by the Contract Manager\n\nSuccess Measures/Objectives: \n \nContract KPIs met\n \nContract SLAs met\n \nStaff's performance is of high standard\n \nThe Quality, Health, Safety + Environment responsibilities are managed\n \nContract is statutory compliant\n \nCompletion of Planned Maintenance + Reactive works are completed effectively and efficiently\n \nSub-contracted services are carried out, managed efficiently and effectively as per the schedule\n\nCore Competencies:\n\nResponsiveness\nReliability\nUnderstanding the customer\nAccessibility\nCompetence to Deliver\nInnovation\n \nPerson Specification\n\nSkills: \n \nTo operate the CAFM system to be able to compile reports.\n \nAble to organize work load for team and manage the completion of the planned & reactive tasks.\n \nAble to compile quotations via webquote and forward to the customer\n \nAble to complete and review site specific risk assessments.\n \nAble to compile and manage the Log Book system and encourage management of the log books through the team.\n \nAble to upload and effectively manage the E-Log book system\n \nAble to be mobile and respond to any urgent queries from the customer which may require site attendance\n\nDesirable \n \nEducated to a minimum of City & Guilds or equivalent in an electrical discipline\n \nIOSH Managing Safely\n\nKnowledge: \n \nGood understanding of the CAFM system\n \nUnderstanding of Statutory & Mandatory Compliance\n \nUnderstand the customer's requirements in line with the contract scope\n\nDesirable \n \nKnowledge of operations of plant and related equipment\n\nExperience: \n \nStrong with first line supervision of staff, able to task manage, motivate and boost team performance.\n \nNeeds to be able to maintain high standards of service levels with the team\n \nClient facing, to be able to work in different environments and be able to communicate with different internal and external customers\n\nDesirable\n \nAt least two years at a similar level or equivalent.\n \nKnowledge of current technical standards in relation to Fire Alarm Systems, Generators, Electrical Services, HV & AC and Water Systems Treatment.\n \nKnowledge of Lifts and associated services\n \nExcellent knowledge of the operation of Mechanical & Electrical Services and plant.\n \nAbility to interrogate and operate BMS's systems\n \nKnowledge of business critical services i.e UPS and Comms Rooms etc.
