*Position summary

This position will be responsible for the curb appeal and beautification of the community's landscape and the common area janitorial for our 181-space manufactured home community and adjacent ranch property located in Oxnard, CA. Duties will be assigned under the direct supervision of the Community Manager and Maintenance Manager.

*Position Performance Objectives

• Common area maintenance
• Common area janitorial (clubhouse, bathrooms, etc.)
• Minor painting
• Gardening and landscaping work
• Irrigation repairs
• Basic pool maintenance
• Maintain accurate records of work performed

*Key Competencies

• Possess a good work ethic and uphold the company values.
• Be customer service oriented.
• Have a minimum of two years or more of recent experience in property management maintenance;
• Be able to work with minimal supervision;
• Be able to resolve challenges logically and know when to refer more complex issues to a higher level since duties and tasks are frequently non-routine;
• Demonstrate initiative, professionalism, integrity, and exercise confidentiality in all areas of performance;
• Be punctual, neat and efficient;
• Possess a valid California Driver's License, reliable transportation, and automobile insurance;
• Read, write speak English fluently.

*Physical Requirements

• Has the ability to bend, stoop, walk, climb ladders for 90% of a typical working day.
• Has the ability to bend, lift and reach boxes and maintenance supplies of 30 pounds or more.
• Has the ability to safely use tools such as hammers, screwdrivers, drills, and saws.
• Has the ability to log maintenance records in a computer or app.

*Experience Requirements

• High school Diploma or GED Equivalent, minimum
• One year of recent experience in property management, apartment/residential maintenance.
• Mobile Home Park experience is a plus.
• Brings basic use skills of Microsoft Office (Word, Excel, Outlook).
• Possess a valid California Driver's License, reliable transportation, and automobile insurance, required.

Hourly Range: $20 - $22 per hour, Monday thru Saturday, 48 hours per week
