Position Summary:
Performs various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids the Maintenance Supervisor or Property Manager in all phases of the overall physical maintenance of the property. This includes but is not limited to; the general maintenance of the property, expense control, and adherence to preventive maintenance programs and required state and federal safety programs. Essential Duties and Responsibilities include the following. Other duties may be assigned.
Essential Functions and Responsibilities:
The HVAC Roving Maintenance Technician will complete a broad variety of tasks for the company including but not limited to the following as other duties may be assigned:
Positions Duties and Responsibilities
- Troubleshooting systems and identifying problems. Repairing or replacing parts or equipment as needed.
- Inspects and maintains HVAC systems to ensure they operate effectively.
- Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager.
- Performs appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
- Ensures exterior curb appeal of community and cleanliness of grounds.
- Assists in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
- Maintains high standards of service and relations for entire staff.
- Ensures that are provided with a clean, safe, well maintained community.
- Ensures that apartments are rent ready within 3 to 5 days after they have been vacated.
- Maintains accurate inventory control of tools, equipment and supplies.
- Ensures that maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, so notify Property Manager as well as .
- Adherence to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check under the direction of the Maintenance Supervisor or Community Manager.
- Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and familiarity with posted map.
- Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.
- Knows current condition/status of all vacant apartments.
- Recommends measures to improve methods of operations, performance, safety and quality of service.
- Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.
- Performs on-call emergency service as required.
- Assists the Maintenance Supervisor or Property Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.
- Adheres to Advanced Management Group’s Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy.
- Maintains records and Material Safety Data sheets on all hazardous materials chemicals utilized on site assuring employees are familiar with the precautions on the sheets before using them.
- Ensures regular and timely communication with the Property Manager noting any maintenance problems or life/safety deficiencies.
- Represents Advanced Management Group and the community you work for in a professional manner.
- Maintains a positive businesslike attitude and neat, clean, dress (including Advanced Management Group issued work shirt) and appropriate grooming.

- Assists in promoting Advanced Management Group.
- Attends and participates in training seminars as required.
- Assists other staff members as needed.
- Delivers various communications to as needed.
- Attends and assists in setting up for functions and activities.
- Performs other duties as assigned.
Physical Requirements
- Bending, stooping, squatting, crawling, and climbing are frequent activities.
- Lifting and carrying of bulky or heavy items may be required.

Position Qualifications:
- Maintenance knowledge is imperative, along with the capability to assess health and safety requirements.
- Intermediate to advanced level of vendor and all phases of apartment and preventative maintenance including, but not limited to, appliance, plumbing, carpentry, electrical, HVAC, painting, drywall education and experience.
- The position requires travel. Employee will be traveling from property to property daily and or weekly.
- Ability to read, write, speak and understand the English .
- Excellent customer service skills.
- Beginner to intermediate level of construction, mathematics, office, and calculator skills.
- Effective problem solving, verbal and written communication skills.
- Must have ability to read and decipher various computerized and written documents or reports.
- Requires a high level of organizational and time management skills.
- Basic computer skills are .
- Position requires on-call duty.
Position Requirements:
- HVAC certification is desired.
- High School Diploma or G.E.D .
- The individual must have reliable transportation available and have a valid Nevada driver license and car insurance. Position is required to maintain insurance and driving record in accordance with company policies and company's insurance carrier.
- Must own and maintain a basic hand tool inventory.
