HVAC and Property Maintenance Technician

Job DescriptionJob DescriptionDescriptionSharpline Communities is hiring a skilled HVAC + Property Maintenance Technician to join
our team. This hybrid role is ideal for a technician with deep HVAC expertise who is also
capable of performing general property maintenance tasks and make-readies. The successful
candidate will play a key role in maintaining a safe, functional, and high-quality living
environment for our while supporting community upgrades and daily operations.
Key ResponsibilitiesHVAC Responsibilities
● Install, maintain, and repair HVAC systems including air conditioners, furnaces, heat
pumps, and ventilation equipment.
● Diagnose and troubleshoot HVAC issues; perform repairs or component replacements
as needed.
● Conduct preventive maintenance to ensure optimal system performance and efficiency.
● Ensure compliance with all local, state, and federal HVAC regulations and codes.
● Maintain detailed records of all HVAC service and repairs.
General Maintenance & Property Duties
● Respond to work orders and complete general maintenance repairs including
plumbing, electrical, appliances, painting, and carpentry.
● Complete unit turns and make-ready tasks including punch-outs and refurbishing.
● Perform regular building inspections and preventative maintenance.
● Maintain organized inventory of tools, supplies, and equipment.
● Prepare and submit maintenance reports and documentation accurately and on time.
● Communicate effectively and professionally with , staff, and supervisors.
● Perform additional duties as assigned by the Maintenance Supervisor or Property
Manager.
Skills, Knowledge and ExpertiseExperience: Minimum 3 years in HVAC (residential or multifamily); 3+ years in general
maintenance or unit turns.
● Education: High school diploma or equivalent; technical training or trade school
.
● Certifications: EPA Certification required (Type II ); HVAC certification a plus.
● Technical Skills: Proficiency in HVAC systems, general maintenance, plumbing,
electrical, appliances, and light construction.
● Physical Requirements: Able to lift 50 lbs., climb ladders (up to 30 ft), kneel, bend,
work in confined spaces, and tolerate extreme weather conditions.
● Communication: Strong interpersonal skills with the ability to communicate clearly with
and team members.
● Other: Valid driver’s license and reliable transportation. Must be available for on-call
duties and some weekend work.
