This is a hands-on Maintenance Management Role. This position requires a high level of attention to detail, an ability to thrive in a fast-passed environment and a commitment to meeting deadlines. Must be able to manage projects as well as people.

ESSENTIAL JOB FUNCTIONS
Oversee Maintenance Staff
Currently three full time.
Efficiently and timely, schedule maintenance & light construction requests for apartments, condominium associations and other properties.
Review work orders to ensure everything is completed and documented properly.
Review and approve Maintenance Technician Time Cards.
Manage Inventory for general maintenance and remodeling projects.
Complete maintenance & light construction work orders on a daily basis.
Train maintenance technician.
Be hands on with maintenance & construction projects.
Order various supplies as necessary.
Must be available to work in an "On-Call Rotation" and be available for after hours emergency maintenance calls every 3 to 4 weeks.
Other duties as necessary.

ASSISTING PROPERTY MANAGER
Work with Property Manager and customers to develop Requests for Proposals (RFPs)
Assess properties for future needs.

NON-ESSENTIAL JOB FUNCTIONS
Assist other staff members as requested.

REQUIREMENTS
Problem solving and conflict resolution skills are essential to balance the needs of customers.
Must have reliable transportation and a valid driver's license.
Must be able to travel between job sites throughout the day using your own vehicle, primarily in the vicinity of Kirkwood.
Mileage Reimbursement for miles driven throughout the workday.
Proficient in Microsoft Outlook and Word.
Must be able to manage other employees.
A proven track record with managing other employees is .
Be proactive and detail oriented.
Must be proficient in general maintenance and light construction.
Must be able to climb up to a 40 foot ladder and be comfortable with working on roofs and gutters.
Must be comfortable working indoors as well as outdoors.
Proven ability to work under pressure, meet aggressive deadlines and make effective decisions.

OTHER SKILLS/ABILITIES
HVAC Repair and Small Appliance Repair are pluses, but not required.
