Job Title: Maintenance Technician / C.P.O.

Position Summary
The Maintenance Technician is responsible for maintaining and repairing assets of the assigned Associations, acting as the primary contact for MAY Management maintenance services. This position plays a key role in ensuring high client satisfaction through efficient, proactive, and quality maintenance work. The Technician maintains a close working relationship with the assigned Property Manager.
Key Responsibilities
- Perform janitorial duties including trash removal and general cleaning
- Conduct regular lighting checks and perform minor repairs
- Pressure wash surfaces as needed
- Repair and maintain signage, including posts and signs of all types
- Perform light carpentry and electrical repairs
- Execute various manual labor tasks
- Clean and chemically treat pools and spas
- Maintain a high standard of upkeep for all assigned Association assets
Certifications
- C.P.O. (Certified Pool Operator) certification not required at start, but must be obtained within 60 days of employment
Requirements:
Knowledge, Skills & Abilities
Knowledge of:
- Pool maintenance and general facility maintenance concepts
Ability to:
- Perform physical labor including climbing, stooping, pushing, lifting, kneeling, and pulling
- Work outdoors for extended periods
- Work independently with minimal supervision
- Assess situations quickly and act proactively
- Manage a heavy workload efficiently
- Communicate effectively and diplomatically with clients, vendors, and colleagues
- Handle difficult situations tactfully
- Display strong common sense and confidence in problem-solving
- Remain objective under criticism and maintain professionalism
Physical Requirements & Work Environment
- Must be physically capable of performing labor-intensive tasks throughout the workday
- Outdoor work is required for most of the workday
- A drug- and alcohol-free environment is maintained, including mandatory pre-employment, random, and reasonable suspicion testing
Minimum Qualifications
- Must have personal transportation
- Strong interpersonal and communication skills
- High sense of urgency and client sensitivity
- Willingness to work a flexible schedule
Work Schedule
- Seasonal hours: 6:00 AM – 9:30 PM
- 7 days a week, 364 days a year

Compensation
- Starting at $18/hour
- Increases to $20/hour after obtaining C.P.O. certification and 60 days of employment
