Job Title: Field Supervisor – Turnover Painting (Apartments & Rental Homes)

Location: Greater Portland/Vancouver

Job Type: Full-time

Reports To: Operations Manager / Owner

Position Summary:

The Field Supervisor is responsible for managing day-to-day painting operations for apartment and rental home turnovers. This includes scheduling crews, coordinating with property managers and maintenance teams, ensuring quality and speed, and delivering consistent, high-standard results across multiple units and properties.

Key Responsibilities:

· Supervise painting crews performing interior repaint work for unit turnovers in apartment complexes and rental homes.

· Schedule and assign jobs based on daily/weekly turnover schedules from property managers or maintenance teams.

· Ensure all work is completed on time, within budget, and meets company quality standards.

· Perform job site walk-throughs before, during, and after painting to confirm scope, quality, and completion.

· Maintain strong communication with property managers, maintenance supervisors, and tenants (when applicable).

· Troubleshoot issues on-site such as repairs, prep challenges, or material shortages.

· Monitor cleanliness, job site organization, and adherence to safety protocols.

· Track materials, paint usage, and inventory; manage supply orders and deliveries to jobsites.

· Train, mentor, and evaluate painters to maintain consistent standards and performance.

· Handle final quality checks and punch lists before turning units back to the property.

· Document job progress, photos, labor hours, and completion records in company systems.

Qualifications:

· 3+ years of construction trades experience, with at least 1 year in a supervisory or crew lead role.

· Strong understanding of multifamily and/or construction trades environment.

· Familiarity with fast-paced, deadline-driven environments with multiple daily job sites.

· Excellent organizational, communication, and leadership skills.

· Ability to manage multiple crews and job sites simultaneously.

· Valid driver’s license and reliable transportation (company vehicle may be provided).

· Tech-savvy enough to use scheduling apps or reporting tools (training provided if needed).

· Bilingual (English/Spanish) a plus.

Working Conditions:

· Job sites are typically vacant rental units in apartments or single-family homes.

· Fast-paced, mobile work environment requiring daily travel between multiple properties.

· May require lifting up to 50 lbs and standing for long periods.
