The Field Services Manager is responsible for overseeing and optimizing Punch List work, warranty claims, and property maintenance operations across both the construction management and property management divisions. This role ensures timely and high-quality service delivery, effective resource utilization, and seamless coordination between construction projects and ongoing property maintenance.
Responsibilities:
Punch List Coordination (Construction Company)
- Work with project managers to ensure timely completion of punch list work before project closeout.
- Schedule and dispatch resources, including maintenance technicians or subcontractors, to resolve outstanding issues.
- Conduct final walkthroughs with clients to ensure satisfaction.
Warranty Management (Construction Company)
- Serve as the primary contact for warranty claims from clients.
- Diagnose issues and assign appropriate personnel (internal technicians or external vendors).
- Track warranty requests and ensure resolution within contractual timelines.
- Maintain records of warranty claims for reporting and future risk mitigation.
Maintenance Operations (Property Management Company)
- Oversee a team of maintenance technicians handling ongoing repairs and preventative maintenance for residential multifamily properties.
- Prioritize and dispatch service requests based on urgency and tenant needs.
- Develop preventive maintenance schedules to reduce reactive repairs.
Cross-Company Resource Optimization
- Leverage maintenance technicians for punch list and warranty work when possible to increase efficiency.
- Establish standardized processes for job assignments, tracking, and reporting across both business units.
- Work with leadership to balance workloads and avoid conflicts between construction and property management demands.
Requirements:
- Bachelor’s degree in construction management, civil engineering, business administration, or a related field ( but not always required).
- 5+ years of experience in construction, field operations, or project management.
- Experience managing field teams, subcontractors, and vendors.
- Prior experience in development, commercial, or residential construction is beneficial.
Skills:
- Strong project management and coordination abilities.
- Experience in construction, property management, or facilities maintenance.
- Customer service mindset with excellent problem-solving skills.
- Familiarity with work order management software and scheduling tools.
- Ability to train and develop field technicians for multifunctional roles.
