Job Description
About the Role: As a CBRE IFM Operations Lead, you will be responsible for overseeing a team responsible for planning, managing, and directing business operations for a large region or high-profile client. \n \n This job is part of the Operations Management job function. They are responsible for coordinating staff functions and operations that support the organization's goals and strategies.\n\nWhat You'll Do:\n\nProvide formal supervision to employees.
Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.\nCoordinate and manage the team's daily activities.
Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.\nPrepare complex reports for revenue, expenses, and other business metrics.
Improve financial performance by making recommendations based on reporting data. Direct the monthly forecasting process for assigned clients or regions.\nVerify all clients and team follow compliance with company policy, business and professional licensing, real estate law, and state, and federal guidelines.\nIdentify the approach to data clean-up when issues are identified.\nPartner with teams and departments to identify and implement organizational "best practices.\nDevelop and execute training programs, business processes, and system training programs.\nApprove all communications of policies, procedures, and initiatives prior to distribution.\nApply a broad knowledge of the business, own discipline, and how own discipline integrates with others to achieve team and departmental objectives.\nLead by example and model behaviors that are consistent with CBRE RISE values. Influence others to adopt a different point of view while being guided by policies and departmental plans.\nIdentify and solve technical and operational problems of complexity.\nUnderstand and recognize the broader impact across the department.\nImprove and change existing methods, processes, and standards within the job discipline.\nManage operations and maintenance for assigned facilities.
Develop operating and capital budgets.\nRecommend and implement improvements for preventive maintenance programs on an on-going basis. Create and maintain effective building-specific maintenance and safety procedure manuals.\nPoint of contact for maintenance efforts with outside contractors, tenant finish personnel and technicians.\nOversee all building systems including fire/life safety, plumbing, HVAC, and electrical issues. Must remain current with latest technology trends.\nMaintain on-going communication with high profile tenants, clients, owners, facility management team and vendors.\nDrive the acquisition of new management contracts.
Facilitate the development of as-built drawings.\nRespond to emergency situations (fire, evacuation, equipment failure etc.) and customer concerns. \nWhat You'll Need:\n\nBachelor's degree in engineering discipline with 5 - 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.\nExperience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is .\nAbility to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.\nLeadership skills to motivate the team to achieve broad operational targets with impacts on own job discipline, multiple job disciplines, and department.\nIn-depth knowledge of Microsoft Office products.
