Job Title: Building Services Engineer Location: Woolyard Bermondsey Street, London SE1 3UD Contract Type: Permanent, Full-Time Working Hours: Mon - Fri 8:00AM to 5:00PM
Job Purpose
To provide high-quality electrical and building services maintenance.. The role involves both planned preventative maintenance (PPM) and reactive maintenance, ensuring all electrical and mechanical systems operate safely, efficiently, and reliably within a commercial office environment.
Key Responsibilities
Carry out electrical maintenance tasks including fault-finding, repairs, and installations on systems such as:
Lighting and power distribution
Emergency lighting
Switchgear, isolators, and control panels
Small power and containment (conduit, trunking, traywork)
Perform planned preventative maintenance (PPM) across all electrical and mechanical plant and equipment.
Respond promptly and effectively to reactive maintenance and client requests.
Support and assist with mechanical maintenance where required (e.g. AHUs, FCUs, pumps, valves, and HVAC systems).
Operate, monitor, and adjust Building Management Systems (BMS) to ensure optimal building performance.
Conduct statutory testing, inspections, and record-keeping in accordance with BGIS and GPE standards.
Ensure compliance with health, safety, and environmental regulations, including completing risk assessments and method statements.
Liaise directly with the client, building occupiers, and subcontractors to ensure smooth daily operations.
Participate in an out-of-hours call-out rota (if applicable).
Maintain tools, equipment, and plant rooms in a clean, safe, and serviceable condition.
Identify opportunities for improvement in energy efficiency, reliability, and sustainability of building systems.
Skills, Experience & Qualifications
Essential:
City & Guilds Level 3 or NVQ Level 3 in Electrical Installation preffered.
18th Edition Wiring Regulations (BS7671).
Proven experience in electrical maintenance.
Good working knowledge of BMS, lighting controls, and HVAC interfaces.
