We are seeking an experienced and highly motivated Director of Maintenance to lead the overall maintenance operations of our residential apartment communities across Greater Cincinnati.

To perform this job successfully, an individual must be able to anticipate, identify, and correct all maintenance issues involving the properties to ensure a safe and secure living environment for , visitors, and staff. The individual will contribute to building a positive team spirit, understand the business and implications of decisions, follow through on commitments and be committed to achieving objectives and tasks as required.

Primary Responsibilities:

  • Serve as a resource in the development and communication of more efficient methods of maintaining the apartment communities through best management practices.
  • Manage process for handling service requests and ensure responses to requests within 24 hours when possible. Responsible for inventory control of maintenance items at each location.
  • Implements property management software modules involving all maintenance functions (Yardi). Ensures current and accurate records regarding preventative maintenance, service requests, expenditures, make-ready, work-in-progress, etc.
  • Prepare short- and long-term capital improvement budgets. Identify individual annual projects. Meet with contractors, obtain bids and follow projects through completion.
  • Accompany community managers, vendors, corporate staff during on-site visits and inspections.
  • Audit the productivity and capabilities of on-site maintenance personnel. Develop training programs and individual plans as necessary to meet established standards. Define measurable, individual performance goals, monitor and communicate via regular feedback. Ensures the uniformity of company policies and procedures across all communities.
  • Travel within the region to properties as necessary to complete the job functions.
  • Maintain high occupancy levels by directing and supporting maintenance activities.
  • Promote positive, proactive relations by demonstrating a “firm, fair, and consistent” manner in all contacts.
  • Find and evaluate candidates for on-site maintenance positions. Assess the maintenance abilities and skills of selected candidates. Objectively determine proper on-site staffing levels
  • Manage the property maintenance technician group that is responsible for projects and repairs outside of the on-site maintenance competence.

Qualifications:

  • Property maintenance skills including knowledge of heating and air conditioning, appliances, electrical, plumbing, drywall, painting, finish carpentry, key control, and the complete turn process.
  • At least three years of maintenance management experience.
  • Previous maintenance management of multiple apartment complexes a plus.
  • Valid driver's license and ability to pass a background check/drug screen.
  • Must have the ability and confidence to interact effectively with property staff, , vendors, peers, management, property owners and regulatory agencies.
