Development Manager (Hubs / Real Estate / Grid)- EV Charging - London - Hybrid - £60k to £70k + Bonus


Role: Development Manager

Salary: £60,000 to £70,000 + 20% Bonus (OTE £84,000pa)

Location: London (3 days in Office per week)


As a Development Manager, you will be responsible for ensuring the development and provision of a winning Electric Vehicle Charging solution at optimum cost points for all upcoming business opportunities.


The main focus of this role will be to deliver the pre-contract activities for large individual EV Charging sites, from initial site appraisal through to start of construction.


This role is required to accelerate the pre-contract activities across several secured sites and significantly improve the overall project development timeframe.


What You’ll Do

The Development Manager will work alongside a Programme Manager and will:

  • Manage and undertake the preconstruction development activities necessary to prepare EV charging hub sites for construction.
  • Sketch up and prepare outline design layouts for each EV charging hub/location. Coordinate with landlords and other internal and external stakeholders to agree on the layouts and accommodate site and electricity supply constraints and business case requirements.
  • Revise and amend the design as necessary until the concept design is agreed and the tender design package can be prepared.
  • Write the project brief for each project and prepare written project briefs for landlords, clients, and consultants.
  • Prepare, manage, and own the project cost plan and development budget from concept to tender recommendation and contract award.
  • Prepare scopes of service and appoint 3rd party consultants (architectural, electrical, planning, etc.).
  • Manage DNOs, ICPs, and 3rd party consultants to obtain the most commercially advantageous grid connection for a particular site.
  • Manage the planning and 3rd party consents process using 3rd party consultants who will prepare the application.
  • Agree on the procurement strategy for each hub (D&B, package procurement, framework, etc.).
  • Prepare tender documents, including coordinating internal and external parties and drafting document sections where necessary (covering: the ITT wording, specification, scope of works, and pricing document). Manage the tender process and tender returns.
  • Upon receipt of the tender returns, undertake the technical and commercial review, identify gaps in proposals, value engineering opportunities, and prepare the tender review and recommendation paper.
  • Formulate the contract documents to encompass the works ready for execution.
  • Liaise with internal and external parties and provide technical and commercial support in the negotiation and preparation of the project HOTs and lease terms.
  • Act as the Principal Designer until the appointment of a 3rd party.
  • Handover projects to the project delivery teams ready for construction.


The Programme Manager will provide portfolio-level reporting internally and externally, tracking the projects' status, and following up on the completion of deliverables by the supply chain parties.


About You Knowledge & Skills:

  • Ability to communicate clearly to a range of personnel including internal colleagues, clients, landlords, contractors, and delivery partners/contractors.
  • Strong problem-solving skills with a can-do mindset.
  • Strong technical awareness of the EV marketplace.
  • Strong numeracy, literacy, negotiation, and communication skills.
  • Be organised and self-disciplined.
  • Competent ability to use Microsoft Office suite including programming software (e.g., MS Project).
  • Full, clean driving license is but not required.


Experience:

  • Professionally qualified with development/developer experience background, either through a prior development role or acting as a developer for a consultancy organisation.
  • Hands-on and able to sketch site layouts, understanding of the grid connection process and the roles of ICPs/IDNO, prepare cost plans, draft scope of service and contract documents, and negotiate with landlords, consultants, and contractors.
  • Knowledge of CDM Regulations 2015 – the principal roles and responsibilities.
  • Experience in EV Charging is advantageous, but wider preconstruction development experience is essential (RIBA Stage 1 to 4).
  • DNO/IDNO experience would be a plus.
  • Proven track record of successfully delivering complex multi-site projects on time and within budget.


Qualifications:

  • Engineering, Surveying, or Construction degree or comparable work experience.
  • Professionally qualified in the development, energy, or construction sector.
