This is a technical, detail-driven position for someone who understands deck and outdoor living construction — not from swinging a hammer, but from reading the plans, knowing the materials, understanding the code requirements, and managing the entire pre-construction pipeline so that by the time a project hits the schedule, everything is ready to build.

Someone has to own that entire process: coordinating with the drafting firm, working with the engineer, navigating the permitting requirements for multiple municipalities, calculating every board and bracket from the plans and site photos, and getting material orders placed so nothing delays the build. The Role

As Deck Project Coordinator, you report to the Head Project Manager and own the full pre-construction pipeline for all deck, covered porch, and screened porch projects. You are the person who takes a signed contract and turns it into a build-ready project — plans drawn, engineering reviewed, permits pulled, materials calculated, and orders placed — so that when the crew shows up on day one, everything is in place.

 

This is a mostly office-based coordination role with occasional field visits to job sites for site assessments, permit submissions and pickups, and material verification. You’ll work independently managing multiple projects through the pre-construction pipeline simultaneously, coordinating with third-party drafting firms, engineers, online site plan services, municipal permitting offices, and material vendors.

 

Key Responsibilities

Architectural Plans & Engineering

•       Serve as the primary liaison with our third-party drafting/architecture firm for all deck, covered porch, and screened porch projects

•       Coordinate plan development — provide the drafting firm with project scope, site photos, measurements, and specifications to ensure plans are drawn accurately

•       Review completed plans for accuracy, code compliance, and alignment with the project scope before submission

•       Coordinate with third-party structural engineers when projects require engineering review or stamped plans

•       Ensure all plans meet local building code requirements for the specific municipality where the project is located

•       Manage revisions and resubmissions when plans need corrections

Site Plans & Permitting

•       Obtain site plans using third-party online services for each project

•       Compile and organize all required documentation for permit applications — architectural plans, site plans, engineering documents, and any municipality-specific paperwork

•       Submit permit applications to multiple local municipalities across Metro Atlanta — each with their own requirements, forms, and processes

•       Track permit status, respond to municipal reviewer comments, and coordinate corrections when needed

•       Occasionally visit municipal offices in person for permit submissions, pickups, or to resolve issues

•       Maintain a tracking system for all active permits — know where every project stands in the pipeline at all times

 

 

Material Takeoffs & Ordering

•       Perform accurate material takeoffs from architectural plans and site condition photos — every board, joist, beam, post, bracket, fastener, railing component, and finishing material

•       Account for site conditions visible in photos that may affect material needs (grade changes, access constraints, existing structure conditions)

•       Submit material orders to vendors with accurate quantities and specifications, ensuring special-order materials are ordered early enough to align with the project schedule

•       Coordinate delivery timing with the Project Coordinator and Job Runner so materials arrive when the project is ready to build

•       Track surplus materials returned to the company warehouse from completed projects — identify what’s reusable and stage it for future projects to reduce waste and cost

Pipeline Management

•       Manage multiple deck, porch, and screen porch projects simultaneously through the pre-construction pipeline

•       Maintain clear status tracking for every active project: plan status, engineering status, permit status, material order status

•       Communicate proactively with the Head Project Manager on pipeline progress, delays, and any issues that could affect scheduling

•       Identify bottlenecks in the pre-construction process and work to resolve them — whether that’s a slow drafting turnaround, a backed-up permitting office, or a vendor backorder

 

What We’re Looking For

•       Ability to read and interpret architectural and structural plans for deck, porch, and outdoor living construction — you need to understand what you’re looking at, not just pass it along

•       Knowledge of deck and outdoor living construction — footings, framing, joists, beams, ledger boards, railings, stairs, decking materials (composite, wood, PVC), covered and screened porch framing, and related components

•       Understanding of residential building codes as they apply to decks and outdoor structures — setbacks, load requirements, railing heights, stair dimensions, ledger attachment, and footing depth

•       Experience performing material takeoffs from construction plans — or the ability to learn quickly with training

•       Highly organized — you’ll manage multiple projects through a multi-step pipeline with different timelines and different municipalities. Nothing can fall through the cracks

•       Detail-oriented — a missed dimension on a takeoff or a wrong form on a permit application costs time and money

•       Strong communication skills — you’ll coordinate with drafting firms, engineers, permitting offices, vendors, and internal team members. Everyone needs clear, accurate information from you

•       Comfortable working independently — this role requires self-direction. You manage your own pipeline and priorities day to day

•       Proficient in Google Suite

•       Valid driver’s license for occasional site visits and permit office trips

•       Prior experience with municipal permitting processes in Metro Atlanta is a strong plus but not required — we’ll train you on the specific municipalities we work in

•       Construction industry experience is — but someone with strong technical aptitude, plan-reading ability, and organizational skills from a related field (architecture, drafting, engineering support, construction supply) will be considered

 

What You Don’t Need

•       A degree in architecture or engineering (though related education is a plus)

•       Hands-on deck building experience (you need to understand the construction, not perform it)

•       Experience with every municipality in Metro Atlanta (we’ll train you on the specific jurisdictions)

•       Experience with our specific vendors or software (we’ll train you on JobNimbus and our vendor relationships)

 

Compensation and Benefits

•       Full Time Position — Mostly Office-Based, Marietta, GA (occasional field visits and permit office trips)

•       $55,000 – $65,000 per year (based on experience)
