Position: Contracts Manager\n Location: Based near Aylesbury\n Salary: £55,000 - £65,000 + Vehicle (TBC)\n\nA leading construction and maintenance contractor is seeking a Contracts Manager to join their expanding senior leadership team.\n\nOperating across commercial construction, reactive maintenance, and FM works, the business is continuing to grow its frameworks and long-term client base. This role is suited to a commercially minded professional who takes ownership of contractual obligations, protects project profitability, and brings strong leadership across multiple schemes.\n\nContracts Manager - Role Overview\n\nThe Contracts Manager will act as the commercial and contractual lead across a portfolio of projects.\nWorking alongside the Operations Manager and reporting directly to the Directors, you will ensure programmes, risk, and contractual compliance are well-managed from pre-start to completion.\nThis position requires a calm, confident communicator with strong contract knowledge and the ability to guide project teams while safeguarding the company's commercial position. \n\nContracts Manager - Key Responsibilities\n\nLead the commercial and contractual performance of multiple projects\nReview contracts, scopes, and risks at pre-construction stage and brief delivery teams\nMonitor programme performance and ensure obligations, dependencies, and delays are tracked\nOversee subcontract procurement, scopes, and commercial alignment\nLead variation management, delay notices, extensions of time, and commercial claims\nReview cost-to-complete reports, margin performance, and project profitability\nAct as the escalation point for contractual matters and client discussions\nSupport Project Managers and operational staff in developing commercial awareness\nEnsure robust documentation, compliance, and communication across all live projects \n\nContracts Manager - Requirements\n\n5+ years' experience in a Contracts Manager or Senior Project Manager role within construction, maintenance, or FM\nStrong knowledge of JCT contracts and core construction law principles\nProven experience managing variations, delay notices, subcontract packages, and risk\nCommercially aware with confidence overseeing project financial performance\nStrong communication skills with the ability to protect company interests professionally\nExperienced across frameworks, refurbishments, and maintenance-style works\nCollaborative, organised, and able to support teams while maintaining firm expectations \n\nContracts Manager - Certifications / Qualifications\n\nSMSTS, CSCS (Black/White) and First Aid\nHNC / HND / Degree in Construction Management, Quantity Surveying or similar\nAdditional training/CPD in Contract Law or Construction Claims advantageous \n\nContracts Manager - Salary & Benefits\n\nSalary: £55,000 - £65,000 (DOE)\nCompany Vehicle\nAnnual company bonus scheme (company discretion)\n20 days annual leave plus 8 bank holidays\nHoliday buying scheme\nCompany pension scheme\nStructured training and ongoing professional development\nClear opportunities for career progression within our supportive teamBennett and Game Recruitment are a multi-disciplined technical recruitment agency based in Chichester, West Sussex operating across the UK with specialist teams covering a range of industries.\n\nWe are acting as a Recruitment Agency in relation to this vacancy, and in accordance with GDPR by applying you are granting us consent to process your data, contact you about the services we offer, and submit your CV for the role you have applied for
