Contracts Manager - Access Controls/CCTVLocation: North London Role OverviewWe are seeking a highly organised and experienced Contracts Manager to oversee reactive maintenance, planned preventative maintenance (PPM) programmes, installations, and special projects across various security systems contracts. This includes CCTV, Access Control, and Warden Call systems. The successful candidate will manage the day-to-day operations of engineers and associated staff, ensure all works comply with health and safety legislation and industry standards, and maintain high levels of client satisfaction.



Key Responsibilities

Oversee and coordinate reactive repairs, scheduled PPMs, and installations.



Plan and implement annual statutory compliance and maintenance programmes.



Manage direct labour and specialist contractors, ensuring project delivery is on time and within budget.



Prepare, monitor, and update work schedules and produce performance reports.



Maintain strict compliance with the Health and Safety at Work Act, producing risk assessments and method statements as required.



Liaise with clients, providing quotations, updates, and professional advice.



Manage engineer diaries and ensure all contract staff are effectively deployed.



Oversee use of the O’Cloud portal—ensuring timely upload and accuracy of project documentation.



Prepare financial budgets, manage variations, and submit applications for payment.



Contribute to commercial development by identifying efficiencies and improving existing PPM and testing procedures.



Ensure the safe and legal management of asbestos, site risks, and subcontractor activity.



Deliver toolbox talks and promote a positive health and safety culture.



Person SpecificationEssential Skills & Experience

Location: North London, Edmonton, Enfield, Tottenham, Boreham Wood, Barnet, Potters Bar, Harlow



Proven experience in managing contracts within the CCTV, Access Control, or Warden Call sectors.



Strong project planning, scheduling, and performance monitoring capabilities.



Competent in producing RAMS (Risk Assessments and Method Statements).



Working knowledge of PPM frameworks (e.g. SFG20) and statutory compliance.



Financial acumen, including budget preparation and cost control.



Excellent leadership and communication skills.



Proficiency with Microsoft Project, Excel, Word, and PowerPoint.



Full UK driving licence.
