POSITION SUMMARY: We are looking for a Construction Superintendent for a new ground up multi-family development project. As a Superintendent your primary responsibility will be to manage, in collaboration with the Project Manager, the successful completion of assigned projects. The Superintendent is the lead for job site safety, quality control, and project schedule and is the liaison for all subcontractors and consultants on all field and constructability issues. This position reports to the Project Executive and Developer.
POSITION SUMMARY: We are looking for a Construction Superintendent for a new ground up multi-family condo development project. As a Superintendent your primary responsibility will be to manage, in collaboration with the Project Manager, the successful completion of assigned projects. The Superintendent is the lead for job site safety, quality control, and project schedule and is the liaison for all subcontractors and consultants on all field and constructability issues. This position reports to the Project Executive and Developer.
RESPONSIBILITIES & ESSENTIAL FUNCTIONS:
- Must have extensive construction experience in building ground up residential condominiums & mixed-use projects
- Must have experience in “Type V-A, Multi-Family Podium Construction build”.
- Must have excellent communication and time management skills.
- Supervise all trades and coordinate scheduling of subcontractors, consultants, inspectors, vendors and suppliers so as to ensure that each trade executes their respective scope of work effectively and efficiently
- Work collaboratively, establish and maintain positive and effective relationships with clients, Construction Managers, project team members, consultants/architect/engineers, subcontractors, vendors, suppliers, adjacent community, and governmental agencies
- Set and follow performance goals and deadlines, and stay within budget
- Mentor and develop field team members while effectively managing the overall team.
- Take initiative as needed during the construction project; and must be resourceful and able to think analytically when faced with a problem
- Work directly with subcontractors and crews to ensure construction tasks are completed on time.
- Monitor work and materials to ensure quality control standards are met at various stages of the project; and report on project progress
- Represent our company in a professional manner.
- Maintain and submit written daily log to Construction Management. Daily logs should, include but are not limited to, daily jobsite photos, visitor site log, job actions performed, materials expended, and problems resolved on the job site
- Perform daily job site walks and submit daily logs and daily safety reports
- As required by the State, you will be required to conduct weekly toolbox talks on the construction site; short presentations or discussions with a group of subcontractors & workers about a specific health and safety topics.
- Responsible for the project set-up, job site logistics, field coordination, and project schedule
- Manage job site safety, quality, and schedule for assigned projects from pre-construction to closeout.
- Knowledge of State & Federal safety and health guidelines for construction job sites;
- Create and enforce a site-specific emergency action and safety plan for assigned projects in collaboration with the Project Manager
- Review all project documents, plans and shop drawings for content and constructability
- Maintain and update project records including RFI’s
- Schedule and coordinate with local agency departments, building inspections, subcontractor for all inspections and permit approval
- Manage job site manpower production and performance
- Basic knowledge of software programs, such as Microsoft Project, Excel, Word, and Outlook
- Keen eye to identify non-compliance with regulations or standards and ability to suggest solutions for deficiencies or problems
- Familiarity with the operation of construction equipment, office equipment, such as digital cameras, and computers
- Ability to stand for several hours at a time and to walk in varying climate conditions and on uneven ground
QUALIFICATIONS: Minimum 15 – 20 years of experience as a Foreman, Superintendent, or equivalent role, in the construction industry. Degree in Construction Management or Civil Engineering, or related field, . Superintendent candidates must have a solid understanding of the construction industry, job site safety requirements, planning and scheduling, building trades and sequence of work, and relevant technology. Key competencies are leadership, initiative, communication, teamwork, managing for results, and coaching & mentoring. Must be able to read plans and specifications. Must have experience in the following construction Types: Type I-A; Type I-B; Type II-B; Type I-V; Type V-A; Type V-B; Multi-family podium new build. Technical skills: MS Project and MS Office Suite.

While performing the duties of this job the employee may be exposed to conditions that include weather such as heat and/or humidity and cold, airborne particles, exposure to dust and asphalt, and moving mechanical parts. The noise level in the work environment can often be loud. The Superintendent is regularly required to: Walk, climb stairs, sit, and stand; Talk and hear at normal levels; See with close vision, distance vision, color vision, peripheral vision, depth perception, and have the ability to adjust focus; Reach with hands and arms; Use hands and fingers to operate tools and other business machines; Lift and/or move up to 50-75 lbs.
