Construction Site Superintendent

The Site Superintendent is responsible for the daily supervision and coordination of multifamily rehab and maintenance projects on site. This role ensures all work is performed safely, efficiently, and in compliance with project specifications and timelines. The Superintendent works closely with the Project Manager, subcontractors, vendors, and property management teams to ensure successful project delivery. The below job description is not meant to be all-inclusive, as this role requires flexibility as the organization grows.
We are currently evaluating candidates in the Florida Panhandle area - from Pensacola to Tallahassee.
Objectives of the Site Superintendent
- Oversee day-to-day operations of multifamily rehab and maintenance projects.
- Ensure all work is performed in accordance with plans, specifications, safety standards, and company policies.
- Manage and coordinate subcontractors, vendors, and in-house crews on site.
- Proactively identify and resolve issues to keep projects on schedule and within budget.
- Serve as the on-site representative for the company, maintaining positive client and tenant relations.
Project Execution & Field Management Responsibilities
- Conduct daily site inspections to monitor progress, quality, and safety.
- Maintain and enforce project schedules and coordinate work sequencing.
- Ensure proper installation of materials and adherence to scope of work.
- Hold daily huddles with crews and weekly coordination meetings with subcontractors.
- Manage punch lists and ensure timely completion of corrective actions.
Safety Responsibilities
- Enforce safety policies and OSHA compliance on all jobsites.
- Conduct daily safety briefings with crews.
- Report and document any accidents, incidents, or near misses.
- Ensure all workers have proper PPE and training.
Vendor & Subcontractor Management Responsibilities
- Direct and supervise subcontractor and vendor activities on site.
- Verify work completed matches scope and quality requirements.
- Coordinate deliveries of materials and equipment.
- Report subcontractor performance issues to the Project Manager.
Client & Stakeholder Communication Responsibilities
- Act as the primary on-site contact for property managers, tenants, and owners.
- Provide regular updates to the Project Manager on progress and site conditions.
- Address tenant concerns in a professional and timely manner.
- Ensure minimal disruption to during occupied unit rehabs and maintenance projects.
Administrative Responsibilities
- Maintain daily project logs, including work performed, manpower, and delays.
- Track material usage, deliveries, and equipment on site.
- Assist the Project Manager with project documentation, change orders, and reporting.
- Submit weekly reports and photos documenting site progress.
Weekly Meeting Schedule
- Attend weekly meetings as scheduled by the leadership team.
Compensation
- Hourly rate between $33.65 and $38.46 based on experience.
- Annual bonus up to 10% based on individual and overall company performance.
