A. Pappajohn Company is seeking a full-time Project Manager to lead field construction on assigned projects and buildings, supporting our President and Project Executives in achieving both project and company goals. This role is ideal for a hands-on construction professional with deep commercial and high-rise experience who thrives on keeping complex projects on schedule, on budget, and built right.

FIELD & TECHNICAL EXPERTISE

•      Bring thorough experience in commercial and high-rise construction, with a strong understanding of all construction trades and practices

•      Read blueprints and mechanical drawings with proficiency

•      Perform quantity take-offs, measurements, and material lists

•      Assist with estimates and schedules for commercial buildings, including multi-family and retail projects

SCHEDULING, BUDGET & COST CONTROL

•      Master-schedule procurement and trades to keep the project on track against production goals

•      Partner with the Scheduler to prepare new schedules and update existing ones

•      Apply value engineering and cost controls throughout the project lifecycle

•      Operate with the understanding that time is of the essence on every project

•      Review and approve subcontractor and vendor invoices, and support client billing

DOCUMENTATION & COORDINATION

•      Request RFIs and submittals, and maintain SK logs

•      Write, review, and revise trade scopes of work as needed

•      Establish, maintain, and enforce detailed procedures for the submittal, review, coordination, approval, and distribution of shop drawings, samples, and related materials

•      Maintain complete project engineering files — subcontract and bid package records, plans, specifications, changes, clarifications, and as-built documents

•      Expedite vendor estimates and proposals, and prepare company estimates, proposals, and change orders for submission to architects, agents, and/or owners

LEADERSHIP & COMMUNICATION

•      Communicate regularly and professionally with trades and subcontractors

•      Interact professionally across company departments, including estimating, accounting, scheduling, and operations

•      Schedule and run project meetings, prepare minutes, and follow up on outstanding tasks

•      Oversee Superintendents' daily activities, job logs, and job updates

•      Coordinate punch lists with Superintendents by trade

•      Recruit and train qualified personnel, trades, and vendors

•      Interface with municipal agencies as needed to maintain positive relationships in support of project needs

QUALITY & SAFETY

•      Maintain and oversee quality control, with a goal of delivering high-quality projects with zero defects at closing

•      Coordinate photography with Superintendents and ensure it's uploaded weekly to the server and/or construction software

•      Hold current OSHA certification(s) and adhere to all project safety requirements

TOOLS & REQUIREMENTS

•      Proficiency with Microsoft Word and Excel, along with strong verbal and written communication skills

•      Proficiency with Sage 100 Construction, Building Connected, Procore, and estimating software

•      Reliable use of a personal vehicle to travel to project sites

•      Willingness to take on additional assignments as needed by A. Pappajohn Company
