Role Summary

We are seeking a Project Manager with specific experience in multifamily construction to oversee one or more active multifamily projects. You’ll act as the primary point of contact for internal teams, subcontractors, design professionals, and owners. You will ensure schedule, budget, quality, safety, and client satisfaction targets are met.

Key Responsibilities

  • Lead the day-to-day execution of multifamily/mixed-use construction projects: managing schedule, cost, scope, quality, and safety.
  • Collaborate with estimating and pre-construction teams to review budgets, scopes of work, value-engineering, and scheduling.
  • Negotiate and manage subcontractor contracts, change orders, and payment applications while ensuring scopes align with budget and schedule.
  • Coordinate with architects, engineers, and municipal permitting/inspection officials to deliver compliant and well-coordinated work.
  • Supervise field supervision teams, hold weekly coordination meetings, track progress, and implement corrective actions when needed.
  • Monitor project financial performance—budget forecasts, cost tracking, margin protection, risk identification, and mitigation.
  • Enforce and champion safety protocols and company standards on site.
  • Foster excellent client relationships—provide regular, transparent communication and collaborate proactively to mitigate issues.
  • Participate in project close-out and warranty phases, ensuring all punch lists are completed, as-built documentation is submitted, and client satisfaction is achieved.

Qualifications:

  • 5-10 + years of project management experience in a Multifamily construction environment.
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or equivalent experience.
  • Strong understanding of cost control, scheduling (critical path), contract administration, and construction means & methods.
  • Proven track record delivering projects of significant size (150+ units) within budget and schedule.
  • Excellent leadership, communication, and organizational skills.
  • Proficiency with construction management software and MS Office Suite.
  • Licensed in South Carolina (or ability to become) .
