Key Responsibilities:
- Prepare accurate cost estimates and bid packages
- Solicit subcontractor bids and ensure full trade coverage
- Develop scopes of work, schedules, and general conditions
- Issue contracts, purchase orders, and letters of intent
- Prequalify subcontractors and review bids for scope and compliance
- Coordinate long-lead items to meet project timelines
- Prepare and manage contract documents and project requirements
- Set up cost codes and track budgets, forecasts, and profitability
- Assist with pay applications and subcontractor billing
- Review and approve payments based on progress and quality
- Maintain accurate cost reporting and projections
- Manage RFIs, submittals, change orders, and project documentation
- Maintain schedules, logs, and weekly project reports
- Lead weekly meetings and track action items
- Coordinate with owners, architects, subcontractors, and internal teams
- Monitor daily progress and ensure alignment with schedule
- Manage punch lists and project completion
- Compile closeout documents, O&M manuals, and final approvals
- Coordinate final inspections and occupancy certification
Qualifications:
- 5+ years of construction project management experience
- Bachelor’s degree in Construction, Engineering, or related field
- Proficiency in MS Office and project management software (e.g., MS Project, CMiC, Smartsheet)
- Strong communication, organization, and attention to detail
