CONSTRUCTION PROJECT MANAGER

Position Overview

We are seeking an experienced Project Manager to join our growing team in Denver. This is a high-impact, entrepreneurial role with broad exposure across entitlements, design, preconstruction, and execution.

The Project Manager will lead projects through all phases—from early design coordination and budgeting through construction and closeout—while working closely with internal development teams and third-party partners. This role requires a self-starter who is comfortable operating in a dynamic environment and wearing multiple hats.

Travel will be required during the initial project assignment, with reduced travel expected thereafter.

Key Responsibilities

  • Manage industrial construction projects from predevelopment through completion
  • Lead design-build and design-assist processes, coordinating closely with appropriate parties
  • Oversee budgeting, scheduling, procurement, and cost control
  • Collaborate with internal development teams on both Sprink-led and third-party development projects
  • Manage relationships with subcontractors, vendors, and project stakeholders
  • Ensure projects are delivered on time, within budget, and to quality standards
  • Support preconstruction efforts including estimating, value engineering, and constructability reviews
  • Navigate both roles where Sprink serves as General Contractor and where we act alongside external GCs.

Initial Project Assignment

The initial assignment will involve management of an office expansion for a headquarters campus, encompassing office, warehouse, manufacturing, and equipment storage components, located in the greater Cleveland, Ohio market.

In addition, the Project Manager will oversee a neighboring build-to-suit project consisting of approximately 60,000 SF of manufacturing facilities.

The Project Manager will also manage ongoing tenant improvement projects for an existing client portfolio.

Requirements

Qualifications

  • 5+ years of construction experience, with a focus on ground-up commercial or industrial projects
  • Strong understanding of design-build and design-assist delivery methods
  • Experience with industrial, manufacturing, or flex/warehouse projects
  • Proven ability to manage multiple projects and priorities
  • Strong financial acumen including budgeting and cost control
  • Excellent communication and organizational skills
  • Ability to operate independently in a fast-paced, entrepreneurial environment

  • Salary, plus bonus potential, range determined by experience, but expected between $100,000 - $140,000
