Construction Project Manager

The Project Manager is responsible for overseeing and executing multifamily rehab and maintenance projects from start to finish. This role requires strong leadership, organization, and communication skills to ensure projects are delivered on time, within budget, and to the highest quality standards. The Project Manager serves as the primary liaison between ownership, property management, subcontractors, vendors, and the ElementZ Reconstruction team. The below job description is not meant to be all-inclusive, as this role requires flexibility as the organization grows.
We are currently evaluating candidates in the Florida Panhandle - from Tallahassee to Pensacola.
Objectives of the Project Manager
- Lead multifamily rehab and maintenance projects from planning through completion, ensuring scope, budget, and schedule adherence.
- Serve as the main point of contact for property owners, asset managers, and property management teams.
- Coordinate and supervise subcontractors, vendors, and in-house crews to ensure timely and high-quality work.
- Anticipate and resolve challenges proactively to minimize delays and additional costs.
- Maintain accurate project documentation and deliver regular status updates to leadership and clients.
Project Planning & Execution Responsibilities
- Develop detailed project schedules, scopes of work, and budgets.
- Conduct pre-construction walkthroughs with clients and site teams.
- Ensure necessary permits and approvals are obtained prior to project start.
- Ensure safety, compliance, and quality standards are met on every jobsite.
- Lead weekly progress meetings with clients and subcontractors.
Financial Responsibilities
- Review and approve subcontractor/vendor invoices against work performed.
- Track project costs and report variances to senior leadership.
- Change Order Management.
- Submit accurate billing to clients in accordance with contract terms.
- Assist with project forecasting, cash flow planning, and close-out reconciliations.
Vendor & Subcontractor Management Responsibilities
- In coordination with the Senior Project Manager, select, onboard, and manage subcontractors in accordance with company standards.
- In coordination with the Chief of Staff, ensure vendor compliance with insurance, safety, and credentialing requirements.
- Monitor performance, resolve conflicts, and hold vendors accountable for deliverables.
Client & Stakeholder Communication Responsibilities
- Provide regular updates to property management teams and ownership groups.
- Address client concerns promptly and professionally.
- Deliver project reports and close-out documentation.
- Foster long-term client relationships to secure future projects.
General Administrative Responsibilities
- Maintain project documentation in company systems (Procore, etc.).
- Prepare and distribute weekly project updates to leadership.
- Participate in company meetings and provide input on process improvements.
- Ensure compliance with all company policies and procedures.
Weekly Meeting Schedule
- Attend weekly meetings as scheduled by the leadership team.
Compensation
- Base salary between $90,000 and $120,000 based on experience.
- Annual bonus up to 10% based on individual and overall company performance.
