Summary

The Construction Project Manager serves as a strategic driver, ensuring the successful execution of capital projects, tenant improvements, and property renovations. This forward-facing role demands a highly motivated, detail-oriented self-starter with exceptional communication, time management, and organizational skills. The ideal candidate will influence, collaborate, and negotiate with clients, contractors, internal teams, and vendors to manage construction projects from inception through completion.

The position requires extensive experience in all stages of the construction milestone timeline from pre-construction activities such as scope definition, estimating, bidding, budgeting, permitting, contract negotiation through site project management, reconciliation, and closeout.

 

Key Responsibilities

  • Propose, present and manage value-add construction projects to clients, including tenant improvements, building enhancements, solar installations, and repositioning entire asset strategies.
  • Engage with C-suite clients in a business development and sales capacity.
  • Lead construction projects from planning through close-out.
  • Define project scope, budgets, schedules, and select/manage contractors and vendors.
  • Administer all project documentation: contracts, insurance certificates, bonds, lien releases, and permits.
  • Manage all aspects of budgeting, billing, and contract reconciliation; evaluate change orders and align cost tracking with the project schedule.
  • Maintain construction schedules; provide regular updates on timelines, progress, and budget status.
  • Facilitate coordination among architects, engineers, designers, and subcontractors.
  • Identify and resolve field issues to mitigate cost and schedule impacts.
  • Utilize construction management software for scheduling, documentation, accounting, and reporting.
  • Promote a culture rooted in safety, integrity, collaboration, and accountability.
  • Ensure timely subcontractor payments and accurate documentation, including release tracking.
  • Support closeout efforts, including coordination of the punch list and final documentation.

 

Additional Responsibilities

  • Oversee major capital and tenant improvement projects, including planning, budgeting, and execution.
  • Manage property maintenance initiatives, including roof replacements, parking lot and asphalt renovations, and mechanical system upgrades.
  • Serve as a self-performing General Contractor on select tenant improvement projects ranging from $60K to $ 250K.
  • Lead project management efforts for asset repositioning initiatives, including those outside the managed property portfolio.
  • Build and maintain a portfolio of client business to drive new project opportunities and long-term relationships.
     

Qualifications

  • Bachelor's degree in Construction Management, Architecture, Engineering, or a related field strongly .
  • Minimum of 5 years of progressive experience in construction or project management.
  • Proven track record in project development and business growth.
  • Strong leadership and team collaboration skills with the ability to work independently.
  • Excellent analytical and critical thinking skills with a solution-oriented mindset.
  • Superior written and verbal communication skills.
  • Demonstrated ability to build and maintain strong professional relationships.
  • Comfortable working in a fast-paced environment with multiple priorities.

  • Proficient in Microsoft Office Suite and Adobe Acrobat; experience with commercial real estate platforms such as Yardi is a plus.
  • Strong electronic document organization and prioritization skills.

 

Physical Demands

This role requires occasional physical activity, including climbing, bending, kneeling, and lifting items up to 25 pounds. Candidates must be able to perform roof inspections and possess manual dexterity, as well as auditory and visual capabilities necessary to follow instructions and perform detailed work.
