Construction/Program Management Project Cost Analyst

Position Summary:
Key Responsibilities:
- Cost Tracking & Monitoring:
- Track actual costs against budgeted figures for all phases of construction projects.
- Review and evaluate cost estimates, design estimates, Construction Manager at Risk Guaranteed Max Price itemized summaries, change order cost requests, and contingency/allowance expenditure requests of various proposals and submittals.
- Monitor and report cost variances and recommend corrective actions.
- Update and maintain detailed project cost reports, forecasts, and trends.
- Review Buyout Reconciliation logs of CMaR projects according to contract agreement
- Ensure cost proposals are in compliance with the CMaR contract agreement and general conditions.
- Budgeting & Forecasting:
- Assist in the preparation of project budgets and cost estimates.
- Participate in value engineering workshops, cost adjustment sessions with architects/contractors and subcontractor scope/pricing analysis and selection process.
- Develop cost forecasts based on historical data, current trends, and future expectations.
- Collaborate with project teams to identify cost-saving opportunities.
- Change Management:
- Analyze the cost impact of change orders, scope modifications, and schedule changes.
- Support the preparation and evaluation of cost-related components of change order requests.
- Reporting:
- Generate regular financial and cost reports for stakeholders.
- Present cost data in a clear, concise format to support decision-making.
- Prepare monthly cost-to-complete and earned value reports.
- Collaboration & Communication:
- Work with procurement, subcontractors, and vendors to verify cost data and invoices.
- Liaise with accounting for project-related billing, accruals, and cost reconciliations.
- Support audits and financial reviews related to construction projects.
Qualifications:
- Education:
- Bachelor’s degree in Construction Management, Engineering, Finance, Accounting, or related field.
- Experience:
- 3–5 years of cost analysis or financial experience in the construction industry.
- Familiarity with construction methods, contracts, and cost control procedures.
- Skills:
- Proficient in MS Excel and cost control software (e.g., Primavera P6, Procore).
- Understanding of earned value management (EVM) and financial reporting.
- Excellent attention to detail and organizational skills.
- Strong communication and interpersonal skills.
Qualifications (Optional):
- Experience with large-scale or complex construction projects.
- Certification such as CCP (Certified Cost Professional) or PMP (Project Management Professional) is a plus.
- Working knowledge of construction scheduling and project management software.
Working Conditions:
Primarily in- office but may require some visits to job sites for meetings or cost verification
