Key Responsibilities

1. Provide professional, on-site supervision for the construction of a new self-storage facility in Cocoa, FL.
2. Coordinate and collaborate with contractors and subcontractors to maintain schedule, safety, and quality standards.
3. Maintain a proactive focus on safety, ensuring all site operations comply with OSHA and company standards.
4. Oversee quality control throughout the project lifecycle, reducing punch-list and change-order items.
5. Review and monitor contractor schedules and ensure adherence to milestones.
6. Oversee submittal tracking and proactively manage long lead-time materials.
7. Anticipate upcoming phases and prepare for coordination and progress meetings—ensuring the project team is always one step ahead.
8. Co-chair weekly project meetings and generate concise, accurate meeting minutes in collaboration with the Project Manager.
9. Maintain orderly, safe, and secure jobsite conditions — including material storage, work area designations, and site access.
10. Review draft requisitions (“pencil copies”) with the Project Manager, Architect, and Office Support Team.
11. Review and provide input on proposed change orders (PCOs) with the Project Architect.
12. Maintain accurate daily field reports in Procore, including progress documentation and photos.
13. Capture and log project photos, promptly identifying and reporting deviations from design documents.
14. Manage all safety documentation, including weekly toolbox talks, incident reports, and contractor safety plans.

Qualifications

• 10+ years of experience as a field-based Construction Project Superintendent overseeing ground-up commercial projects valued between $10M–$25M.
• Experience with self-storage facilities is strongly .
• Proven ability to lead field operations, coordinate trades, and manage schedules and budgets.
• Excellent communication, leadership, and conflict resolution skills.
• Strong understanding of construction drawings, contracts, and engineering specifications.
• Proficiency with Procore, PlanGrid, Submittal Exchange, or similar CM software.
• Working knowledge of Microsoft Office (Word, Excel, Outlook).
• OSHA 30-hour certification required.
