Commercial Retail Property Manager

This position is Monday through Friday with a Seasonal shift Tuesday through Saturday, May through December.

Salary Range:

$100,000 - $125,000

Position Summary:

The Retail Property Manager will assist in the management of a 6 million sf. commercial property. Responsibilities include a broad range of property management functions, including, but not limited to: budget preparation and execution; building operations; facility maintenance and repair; tenant relations, project management and contract management. This role reports directly to the Vice President of Property Management.

Key Responsibilities:

  • Responsible for day-to-day property management functions for a portfolio of approximately 80-100 tenants focused on and small retail, food & beverage, design and food hall, including common spaces.
  • Assist with regular move in and move outs. Ensure pre-opening tracker is followed and tenant is onboarded accordingly. Including software and systems onboarding, signage, campus tours, welcome events.
  • Respond to operation issues.
  • Ensure tenants are operating per the terms of their lease; hours, trash removal, pest control, etc.
  • Serves as a liaison between various departments; operations, events, marketing, design, construction, leasing and 3rd parties (cleaning, security, landscaping). Sustain prompt communications with leasing and tenants.
  • Conduct daily property inspections of all buildings or areas of focus, including back of house.
  • Assist in upholding building standards within the property and areas of focus.
  • Maintain appropriate contracts, communications, and filings using standard, approved company service contracts with appropriate termination rights, proper insurance certificates, etc.
  • Obtain and review tenant and vendor insurance certificates for accuracy and effectiveness.
  • Perform proactive tenant outreach. Establish close relationships with business managers, owners and/or key points of contact. Provide feedback to internal teams and ownership.
  • Track tenant discount program and advocate as advised.
  • Host in a presentation style to your tenant portfolio on a recurring basis.
  • Assist property management team in monitoring and enforcing all lease terms, including: timely billing, rent collection, tenant adherence to lease requirements, and issuance of default letters.
  • Assist in the preparation of all budgets and reports on a timely basis, including Annual Reports, Sales Reports, Monthly Reports, AR & AP reports, etc. Sales reporting to include collection, updating internal reports, identifying trends, monitoring sales health, and presenting internally. Reporting will also include foot traffic monitoring.
  • Develop strong market knowledge to understand local demographics, competition, media, etc.; this role will play an active role in the company's marketing programs.
  • Monitor tenant construction projects on a regular basis to ensure compliance with approved drawings.
  • Provide support and execution to asset management and leasing on renewals and some new leasing.
  • Provide immediate and appropriate response to any security and/or accident issues/incidents, including proper notification of the insurance company, as needed.
  • Assist with Angus tickets and ensuring timing response and follow up.
  • While this position will work Tuesday through Saturday, responsibilities may require some additional evening/weekend hours in order to meet deadlines or attend special events.
  • Other responsibilities as needed.

Experience Requirements:

  • 3 or more years of progressively responsible relevant experience in a commercial or retail property or tenant management setting.
  • Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
  • Strong organizational and communication skills.
  • Must have strong analytical skills with extensive Excel experience and a background in sales reporting to identify/track occupancy trends and accurately forecast for retail tenants.
