The REMM Group is seeking an experienced Commercial Property Manager for our Southern California portfolio. Must have 5 + years of commercial property management experience, ability to multitask and prioritize, and excellent written and verbal communication skills. Must have a California Real Estate License.
Responsibilities:
- Hires, trains, supervises, develops, and mentors the employment of those supervised in accordance with company policies and directives.
- Supervises and coordinates the preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance.
- Actively pursue new business for the commercial division.
- Prepares and conducts bi-weekly commercial team meetings.
- Mentor and train corporate associates and provide support as needed.
- Identifies trendsetter ideas by researching the industry.
- With minimal supervision, manage the commercial and industrial properties by being responsible for management, leasing, personnel, and administrative goals as set by the CEO.
- Maintain the physical asset and financial performance of the assigned portfolio.
- Responsible for lease agreements, abstracts, renewals, extensions, and space expansions.
- Provide excellent customer service and tenant relations. Investigate and resolve tenant issues.
- Coordinate move-in/move-outs.
- Responsible for rent collection.
- Review yearly CAM reconciliations.
- Review monthly bill-outs to tenants.
- Review and approve expenditures within budgetary guidelines. Negotiate and/or evaluate contracts.
- Prepare monthly executive summaries and respond to variance reports.
Qualifications and Experience Requirements:
- Must have a valid California Real Estate License.
- Yardi Voyager Experience is required.
- Must have and maintain reliable transportation.
- 3-5 years of 3rd Party Commercial Property Management experience.
