We’re partnering with a well-established commercial real estate organization seeking a Direct Hire Building Engineer to support Class A commercial office space in Durham, NC. This is a stable, first-shift opportunity for an engineer who enjoys hands-on work with HVAC systems, mechanical systems, life safety systems, and preventive maintenance—without rotating shifts or unpredictable schedules.

What you’ll do as a Building Engineer
- Perform daily building walk-throughs to identify, resolve, or escalate maintenance and repair needs
- Conduct morning inspections of amenity spaces to ensure areas are clean, operational, and tenant-ready
- Examine, troubleshoot, and maintain mechanical systems including HVAC systems, chillers, cooling towers, pumps, and energy management systems
- Complete preventive maintenance tasks, procedures, schedules, testing, and detailed maintenance logs
- Perform plumbing repairs (leaks, toilets, sinks, unclogging) as requested
- Repair and replace lighting, ballasts, and minor electrical components
- Conduct life safety inspections, including fire extinguishers, lighting, fire pumps, generators, and underground storage tanks
- Utilize commercial building software systems, including HVAC controls, work order systems, card access systems, and email
- Oversee third-party vendors, coordinating access, scheduling, and quality inspections
- Support day-to-day commercial building operations and respond to overtime or emergency calls as needed
What we’re looking for
- 5+ years of commercial office or Class A building maintenance experience
- Proven knowledge of commercial HVAC systems, plumbing, electrical, fire and life-safety systems, and generators
- Experience working in commercial real estate, facilities engineering, or building operations
- Strong customer service skills with the ability to communicate professionally with tenants, vendors, and colleagues
- Ability to work independently, manage priorities, and take initiative
- Comfortable using maintenance software, building automation systems, and mobile devices
- Physically capable of:
- Lifting 50+ lbs
- Climbing ladders
- Walking roofs
- Working in tight or confined spaces
certifications (not required)
- EPA Universal Certification (or ability to obtain)
- OSHA-10 or OSHA-30
- Technical or trade school training in HVAC, electrical, or building engineering
Schedule & work environment
- Monday–Friday, 7:00 AM – 4:00 PM
- Standard business hours with on-call rotation as needed
- Occasional nights, weekends, or holidays for emergencies or critical building operations
