Commercial Building Engineer

Essential Job Duties will include:
-Oversee the property’s mechanical, electrical, plumbing, and fire systems and report deficiencies to the Operations team and Property Manager.
- Operation of HVAC, lighting, fire safety and building management systems.
- Light repairs of HVAC, carpentry, plumbing, lighting, and electrical items throughout the building.
- Create and implement preventative maintenance logs.
- Supervise third-party contractors working in the building.
- Provide access to third-party contractors during and after hours
- Respond to tenant requests regarding safety, plumbing, mechanical, electrical, and environmental needs through both personal contact and work order systems.
- Coordinate contractor, tenant, and management approvals for work orders that require the use of an outside contractor. Maintain a log of work order details and work with the Property Manager to create requests for proposals
- Solicit bids and prepare bid comparisons for the creation of service contracts
-Be proactive with the buildings and create/maintain an ongoing task list for potential work for the property management group.
Maintain great communication with the Operations Support staff and Property Managers.
-Be the main point of contact for vendors on assigned property (s).
- Building Engineers will oversee checking vendors in/out, escorting them to the area of assigned work, and taking thorough notes of work performed.
-Assist with fire panel and fire extinguisher inspections. Must inspect fire extinguishers monthly.
- Reports to Property Manager and Senior Property Manager.
- Create monthly reports on building activities.
- Ensure adherence to safety regulations, building codes, and environmental standards.
- Optimization of building energy and sustainability performance.
-Perform all assigned work to ensure the safety of the building’s tenants and the continuous operation of the site.
-Be familiar with and conform to all written operating procedures associated with the site.
-Assist in snow and ice clearing operations, including coordinating the plowing and salting activities of outside vendors.
-Maintain organized building files.
-May perform other duties as assigned.
MUST HAVE KNOWLEDGE ON COMMERCIAL HVAC.
