POSITION OVERVIEW:

We are seeking Building Service Technicians who are committed to maintaining and enhancing the appearance and performance of medical office buildings in the area. Desired candidates are highly motivated, innovative, skilled, disciplined, charismatic, and possess a can-do attitude, maintaining an extremely professional manner even in the most challenging situations.

Building Service Technicians are responsible for performing routine building maintenance tasks. Tasks will include items in various fields, such as carpentry, electrical, heating, ventilation, and air conditioning (HVAC), plumbing, and general cleaning, among others.

Part-time, full-time, and on-call positions are available. We are seeking individuals with the desired skills and a flexible schedule.

*Pay is based on experience.

ESSENTIAL FUNCTIONS:

· Work Orders: Prioritizes and completes work orders using the work order system provided, performs maintenance procedures and guidelines within the program protocols, catalogs new equipment, and implements warranty objectives. All work orders are logged and detailed for the client’s history.

· Tenant Improvement and construction: Assist with construction projects. Some examples include demo, flooring, millwork installation, painting, ceiling tile installation, managing vendors, ensuring spaces are kept clean and safe, and enforcing building rules and regulations. Updates managers on timelines and schedules, provides suggestions for RFI and change orders, meets with contractors and subcontractors, and assists in reviewing blueprint drawings upon request by construction coordinators and property managers. Relays updates of any interruption to business practices.

· Annual/Quarterly Fire Life Safety Services: Assists with third-party contractors and tenants on scheduled services that are performed. It is present to aid in F/L/S inspections. After annual/quarterly inspections are completed, if deficiencies are present, follow up with the repairs immediately or with the company responsible for the repairs.

· Preventive Maintenance Guidelines: Performs scheduled and unscheduled maintenance on the building in a timely and detailed manner, documenting repairs and deficiencies, and communicates issues to the team using established maintenance protocols and procedures.

· EMS System: Programs and checks all energy management systems in the building and makes repairs on controllers within the systems, and troubleshoots problems.

· Generator Weekly Test and Log: Monitors third-party generator contractors' logs and oversees repairs as needed. Performs weekly and/or monthly tests required by code for the size of the generator or its provisions, logs all details.

· Monthly Emergency lighting test: Performs emergency lighting test on all emergency lighting and exit systems and provides documentation. Performs annual power outage test for insurance and building code requirements, or as frequently as the client needs. Repairs and provides logs in detail on all equipment.

· Monitor 3rd party contractor task: Monitors the duties of 3rd party contractors and reports completion and/or issues. Reports back to the PM and manager, checking work for quality, cleanliness, and adherence to best practices.

· Inventory parts and building materials: Maintains an inventory of parts, materials, and tools needed, and sends restock orders to managers to keep the facility stocked with the necessary items, ensuring organization and efficiency.

· Tenant check-ins: Checks in with tenants weekly to address any items that need attention and maintain reasonable customer satisfaction. Reports to managers about any issues or concerns that the tenants may have.

· Training: Attends training sessions on HVAC equipment, plumbing, electrical systems, EMS systems, fire/life safety systems, automatic doors, and card access controls, and provides the manager with training courses that help strengthen their capabilities in the building.

· Security Checks: Checks for alarms daily on nighttime activity and reports events out of the ordinary. When asked, night security checks on doors, windows, parking lot lights, and building signs. Check the time and schedules and match them to building hours.

· Pride of quality and appearance: Must take pride in their quality of work and integrity. Pride of ownership must be at the forefront of their mind. Building Engineers must always portray a high level of professionalism.

 

QUALIFICATIONS:
At least 3 - 5 years of building preventative maintenance, routine maintenance, and safety experience

High school graduate and vocational courses, or on-the-job experience.

DMV printout, valid driver’s license, the ability to be insured, and use of your personal vehicle

Solid communication skills and the ability to interface effectively with tenants and employees within different departments of the organization.
