This part time position will respond and attend to resident service requests. Communicates with to resolve maintenance issues.
Displays solid knowledge and skill in the safe use of hand and power tools and other materials to complete maintenance tasks. Follows all company, safety, and security policies and procedures. Visually inspects the community.
The essential functions of the Maintenance Technician are as follows:
- Maintains a professional demeanor and appearance, adhering to company standards in conduct, attendance, and personal presentation. Demonstrates the core values of the company through actions.?
- Executes daily maintenance tasks to ensure the maintenance and longevity of buildings, fixtures, and equipment. Undertakes physical repair tasks as needed.?
- Conducts routine maintenance repairs, encompassing basic carpentry, floor repairs, window/glass repairs, plumbing, electrical work, and other relevant repairs.?
- Undertakes physical tasks to address urgent situations like sewer backups or water flooding in apartments, ensuring prompt resolution and cleanup. Takes responsibility for mopping up water and clearing debris to restore affected areas to their original condition.?
- Documents observed deficiencies within the building, detailing specific issues, their locations, and recommendations for addressing them
- Reports instances of substandard housekeeping or unit damage while performing corrective maintenance tasks.?
- Executes preventive maintenance tasks as needed and keeps detailed logs of preventive maintenance activities.?
- Collaborates with contractors to execute significant repairs and enhancements on the property.?
- Ensures that equipment and supplies on the property are maintained in optimal condition.?
- Takes charge of snow removal from walkways, steps, breezeways, and other communal areas during and after snow or ice storms. Applies Ice Melt and other substances to prevent slips and falls.?
- Maintains detailed records of maintenance services rendered, equipment inventory, operating manuals, general inventory, and warranties on equipment and appliances.?
- Reports any damage to shrubbery, fencing, or flowers on the grounds.?
- Delivers exceptional customer service.?
- Demonstrates proficiency in understanding and adhering to safety precautions outlined in Material Safety Data Sheets (MSDS) for all hazardous materials used in performing job duties.?
- Undertakes additional duties as assigned or as deemed necessary.?
