Tuesday – Saturday 11 PM to 7 AM (3rd shift/overnight)
3rd Shift Building Engineer Role:
Perform preventive maintenance and general repairs on mechanical, plumbing, structural, electrical, HVAC, life safety, and control systems to ensure optimal performance and compliance with standards.
Monitor and maintain refrigeration, cooling towers, chillers, boilers, pumps, valves, piping, and HVAC controls (DDC).
Inspect, troubleshoot, and maintain electrical systems, including resetting breakers and testing circuits.
Oversee lighting systems and retrofits as needed.
Operate and update CMMS (Computerized Maintenance Management Software) for equipment tracking and work orders.
Respond promptly to tenant service requests such as temperature calls, lighting issues, or minor repairs.
Supervise and inspect work completed by outside vendors and contractors to ensure compliance with codes and safety standards.
Proactively inspect the property’s interior and exterior to maintain a clean, safe, and operational environment.
Maintain adequate inventory of maintenance tools, parts, and supplies.
Record readings and make equipment adjustments as required.
Support other engineers with daily tasks and assist in completing monthly inspections.
Participate in emergency response procedures and required safety training.
Ensure compliance with company policies, safety standards, and operating procedures.
Flexibility to work extended hours or weekends as needed for emergencies or special projects.
3rd Shift Building Engineer Profile:
Minimum 5 years of experience in building operations, maintenance, or related fields.
Solid understanding of mechanical, plumbing, electrical, structural, building automation systems (BAS), and life safety systems.
Proficiency with CMMS, Microsoft Office, and basic computer applications.
Strong working knowledge of safety regulations, emergency protocols, and maintenance best practices.
Ability to troubleshoot, repair, and maintain a wide range of building equipment.
Excellent communication skills with a customer service mindset.
Strong teamwork skills with the ability to work independently.
High-rise or Class A commercial building experience is a plus.
HVAC technical training and EPA refrigeration certification .
Valid driver’s license required.
Must be physically able to lift/move up to 50 pounds regularly and up to 100 pounds occasionally.
Comfortable walking long distances, climbing ladders, working at heights up to 40 feet, and performing inspections in tight spaces.
Ability to detect emergency alarms both visually and audibly.
Good attendance record and punctuality are essential.
