An excellent commercial real estate firm in NYC is seeking an experienced Building Engineer to join the team managing a prestigious Class A commercial property in Manhattan.

Key Responsibilities:

• Oversee and execute day-to-day maintenance of the building, with a strong focus on HVAC system operation and repair.

• Maintain and service a roof cooling tower and 25 air handlers of various sizes throughout the building.

• Operate and monitor the Building Management System (BMS).

• Perform tasks such as pulling strainers, lubricating shafts/bearings, replacing belts and filters, checking electrical connections, maintaining tower water levels, and cleaning spray heads.

• Regularly interact with and support tenant requests in a professional, responsive manner.

• Ensure all building systems operate at the highest standard of safety, efficiency, and reliability.

Requirements:

• Minimum 10 years of hands-on experience servicing HVAC equipment.

• 10 years of experience in overall commercial building maintenance.

• FDNY Fire & Life Safety Director (FLSD/F-89) certification – Required.

• S-12 and S-13 Certificates of Fitness – Required.

• Strong working knowledge of cooling towers, air handlers, and BMS.

• Excellent communication and tenant service skills.

Salary: $90,000 to $110,000
