Job Summary

We are seeking an experienced and reliable Assistant Residential Maintenance Supervisor to oversee day-to-day maintenance operations for our portfolio of rental properties. The ideal candidate will have a strong background in residential maintenance, proven leadership abilities, and a customer-first mindset.

Responsibilities

• Supervise and coordinate the work of maintenance staff and external contractors

• Perform and schedule routine maintenance, emergency repairs, and property turnovers

• Conduct property inspections for move-ins, move-outs, and preventative maintenance

• Maintain records of work orders, inspections, equipment, and supply inventory

• Ensure all work complies with safety standards and local building codes

• Troubleshoot and repair issues related to plumbing, electrical, HVAC, appliances, and carpentry

• Provide training and guidance to maintenance technicians

• Communicate effectively with property managers, , and vendors

• Assist in managing maintenance budgets and purchasing supplies

Requirements

• Minimum 3 years of hands-on maintenance experience, preferably in residential properties

• Previous supervisory experience strongly

• Skilled in HVAC, electrical, plumbing, and general repairs

• Ability to work independently and lead a team

• Excellent organizational and time-management skills

• Proficiency with maintenance tracking software or digital work order systems

• Valid driver’s license and reliable transportation

• Ability to lift up to 50 lbs and perform physical tasks in various weather conditions

• Own tools

• Bilingual Spanish/English
