Assistant Project Manager Job Description
Reports to: Managing Partner
Job Overview: The Assistant Project Manager is responsible for supporting the Project Manager in the execution of assigned construction projects.
Responsibilities and Duties:
• Help manage multiple projects at various stages of work. Reviews records of documents and inputs entries into proper accounts per NWBC Best Practices.
• Plan, organize and lead OAC meetings, including minutes and updates in Procore. Ability to take/compose meeting minutes, structure project meeting agenda and update with weekly photos.
• As instructed, help with preconstruction coordination including estimating and contract negotiations.
• Ability to recognize and execute priorities; manage time; and address issues that most affect schedule, cost, client happiness.
• Thorough understanding of NWBC Best Practices, including NWBC purchasing process and ability to buy out subcontractors/materials commensurate with APM level under the supervision of Project Manager and/or Senior Project Manager. Be able to write a basic scope of work under the direction of the Project Manager and/or Senior Project Manager.
• Working knowledge of project management software including Excel, MS Project, Procore commensurate with APM responsibilities.
• Manage project documents in Procore, update contract set documents, implement distribution of documents updates to internal and external project stakeholders.
• Review, track and distribute RFIs. Compose RFIs with oversight of PM and/or Superintendent.
• Receive, review, track, and process submittals. Understand how to review a submittal vs. specifications/project plans.
• Able to read/interpret construction documents. Understand applicable building codes and basic structure of construction specifications.
• Understand contents of and assist in the development and distribution of bid documents for subcontractor and material RFPs.
• Thorough understanding of material/subcontractor bid leveling and scoping sheet.
• Track and inspect material deliveries against project submittals, quality, and process in applicable accounting software/Sage.
• Thorough understanding of construction schedule development and ability to use MS Project to produce master schedule and two-to-four-week (or required) lookaheads to assist Project Manager and Superintendent.
• Thorough understanding of building permit process for respective territory, maintenance of permits, and lead times for procuring for respective materials. Update and track current permits and material deliveries.
• Process project closeout documents and quantify requirements (including documentation from subcontractors). Track closeout and warranty process with owner through completion of project in accordance with NWBC Best Practices.
• Assist the Project Manager with tracking/reviewing project costs and scheduling to ensure completion of project within budget and in conformance with contract.
• Ability to communicate with clients and trades of various backgrounds and educational levels.

Qualifications:
•Advanced Office (specifically MS Project), Procore and Bluebeam skills

•Knowledge of MS Office Suite, Procore, Bluebeam and other construction management software
