Job Title: Assistant Operations Manager
Reports To: Operations Manager
Location: Paradise Valley
Status: Exempt/Full-Time
Responsible to oversee day-to-day operations for assigned RED Development asset(s). Oversee overall maintenance and implement preventive maintenance programs to maximize the owners' financial return and for the benefit of the tenants, customers and communities in which the assets are located.
Essential Duties & Responsibilities
- Coordinate the operational activities of the center, including the day-to-day activities of maintenance and repair, risk management, development and implementation of operational standards and specifications.
- Oversee the condition and maintenance programs of key asset systems; HVAC, water, and electrical equipment, roof, and building exteriors.
- Implement preventative maintenance programs to enhance the value and profitability of the center(s) and effective cost control.
- Ensure compliance with AIA, Building Codes and OSHA standards/policies and regulatory guidelines. Taking corrective action as necessary to assure a safe working environment.
- Contract with outside vendors, including developing and obtaining RFPs or bids, drafting contracts for approval and coding bills for processing. Monitor contractor performance. Approve payables.
- Interface with the Marketing team and coordinate Facilities personnel and contractors to fulfill the needs of all marketing programs.
- Communicate effectively and frequently with GM on all assigned tasks.
- Responsible for all life safety systems, testing and compliance.
Financials
- Assists in developing and implementing annual operating budgets, capital expenditures, and executes plan within guidelines.
- Responsible for assigned center to control CAM (Common Area Maintenance) costs within the approved budget.
Communication & Tenant Coordination
- Ability to communicate effectively and maintain positive relationships with tenants, vendors, employees, contracted personnel, managers and local government regarding center operations or personnel issues to ensure the smooth operation of the center.
Construction
- Works proactively with tenant's contractors to ensure timely construction schedules and openings.
- Monitors on-site tenant construction for compliance with approved plans and performs punch list for Tenant Coordination.
- Work Leasing and Construction to assist in timely construction and opening of tenant spaces
Supervisory
- May supervise non-exempt, exempt or professional employees.
- Responsibilities may include recruiting, interviewing, and training employees; planning, assigning and directing work; appraising performance, rewarding, and addressing concerns.
- Provides objectives, evaluates performance and gives interim and annual performance reviews of direct reports.
- Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
- Oversees contract services providers such as Landscaping, Housekeeping and Snow Removal, including contract renewals and scope compliance.

Required:
- 3 - 5 years related experience
- Knowledge of construction; the day-to-day operations, maintenance, and repair of facilities; housekeeping functions; and the tenant relations requirements of maintaining facilities.
- Knowledge of commercial real estate including understanding of finance, leasing, risk management, and legal.
- PC literacy including knowledge and experience with Office Suite.

- Third Party management experience.
