Apartment Maintenance Technician Lead

We are currently seeking a qualified Lead Maintenance Technician for one of our 250+ unit apartment communities in Orange, CA. This is a full-time position with full benefits. Compensation is based on experience.
Note: This is a temporary position expected to last 12–18 months, with the possibility of becoming permanent depending on business needs.
Qualifications:

3–5 years of recent experience as a Lead Maintenance Technician, or at least 5 years as a Maintenance Technician at a 250+ unit property.

Strong customer service, communication, and problem-solving skills.

HVAC Certification required.

Valid driver’s license, auto insurance, and reliable transportation.

High school diploma or equivalent.
-
Must meet physical requirements, pass background check, and comply with drug/alcohol-free workplace policy.
Responsibilities:
-
Lead, guide, and supervise the maintenance team while working hands-on in all technical aspects of the community.

Respond to and coordinate work orders efficiently.

Perform plumbing, carpentry, electrical, painting, and preventative maintenance tasks.

Manage vendor scheduling, inventory control, and property standards.

Conduct inspections, including pest control visits and unit turnovers.

Maintain records of building systems, safety equipment, and preventative maintenance schedules.

Respond to after-hours emergencies and participate in the on-call rotation.

Ensure property operations run smoothly, cost-effectively, and to high standards.
Performance Measures:

Timely completion of work orders and unit turns.

Effective troubleshooting and repair of systems, including plumbing, electrical, HVAC, and water heaters.

Accurate tracking of parts, inventory, and preventative maintenance.

Clear communication with staff, , and corporate teams.

Consistently maintain property in excellent condition.
