We’re looking for a Maintenance Supervisor to support our multi family property in Richland, WA and help lead a small team. You’ll still be hands-on—handling everything from leaks to unit turns—but you’ll also be the anchor that keeps the team on track, sets the standard, and knows when to fix it yourself and when to call in backup.

This role is perfect for a seasoned tech who’s ready to step up, guide others, and grow into a potential supervisor role down the line.

What You’ll Do

  • Lead by example across two nearby properties, helping set the tone for quality, teamwork, and accountability
  • Handle and prioritize daily work orders—leaks, drywall repair, light plumbing and electrical, appliance fixes, painting, and general maintenance
  • Diagnose issues, determine whether to handle in-house or escalate to vendors, and ensure work is completed to standard
  • Keep unit turns on track by coordinating with your team and stepping in where needed to meet deadlines
  • Maintain open communication with Property Managers—tracking timelines, delays, and project needs
  • Support and guide two Maintenance Technicians, helping them troubleshoot, stay organized, and grow
  • Work autonomously to keep maintenance operations running smoothly, with a clear sense of urgency and pride in your work
  • Deliver excellent customer service to , vendors, and team members
  • Monitor and complete preventative maintenance tasks, maintain curb appeal, and ensure safety standards
  • Participate in the on-call rotation for after-hours emergencies (no lockouts required)

What You’ll Bring

  • 3–5 years of hands-on property or facilities maintenance experience
  • Strong troubleshooting skills with plumbing, electrical, drywall, and general repairs
  • Natural leadership and the ability to guide and support other techs—even without a formal manager title
  • Your own basic tools (we’ll provide the rest)
  • A valid driver’s license and reliable transportation—some local travel required
  • Physical ability to lift, climb, kneel, and work both indoors and outdoors
  • Familiarity with mobile work order apps or digital maintenance platforms
  • Pool certification is a plus (we’ll help you get it if needed)
