About the Role
The Senior Pre-Construction Manager will lead the pre-construction phase for major commercial fit-out and workplace transformation projects. Responsible for shaping feasibility strategies, cost plans, risk assessments and design development, the role interfaces with clients, design teams, procurement, and construction delivery. Key responsibilities include:

Leading and coordinating all pre-construction activities for multiple simultaneous projects—from early stage concept, tender documentation, through to enabling works and design handover.

Developing robust cost models, programme outlines and procurement strategies, ensuring alignment with client requirements and commercial targets.

Undertaking risk and value engineering reviews, challenging design options, optimising buildability and driving best value solutions.
*
Managing designer and sub-consultant appointments, overseeing the quality of design deliverables and ensuring compliance with relevant standards and accreditations.
*
Working closely with sales/business development, estimating and operations teams to ensure seamless transition into delivery phases and to support pipeline growth.

Acting as a senior ambassador for the business—engaging with clients and stakeholders, mentoring junior team members, and enhancing the company’s reputation for excellence in workplace fit-out.

Requirements
*
Proven track record in a senior pre-construction or commercial role within commercial fit-out, workplace interiors, office fit-out or design-and-build sectors.
*
Extensive experience in cost planning, tender documentation, client presentation and design management—ideally across workplace transformation or fit-out projects.
*
Strong commercial and analytical mindset—comfortable working with budgets up to tens of millions, reviewing buildability, programme logic and value engineering.
*
Excellent stakeholder management and communication skills—able to engage at senior levels with clients, designers and contractors.
*
Autonomous, self-motivated and able to lead complex, multi-discipline pre-construction phases with minimal supervision.
*
Degree in Construction Management, Quantity Surveying, Architecture or related discipline, or equivalent experience. Membership of a professional body (e.g., RICS, CIOB) is desirable.
*
Head-office/regional travel will be required; candidate ideally based within commutable distance to enable regular attendance at site and client meetings
