About the Role:

The Maintenance Technician at Landings at Aquidneck Crossing plays a critical role in ensuring the safety, functionality, and aesthetic quality of residential and commercial properties within our real estate portfolio. This position is responsible for performing a wide range of maintenance tasks including plumbing, electrical wiring, carpentry, drywall repair, and mechanical system upkeep to maintain high standards of living and operational efficiency. The technician will proactively identify and resolve maintenance issues, conduct routine inspections, and respond promptly to emergency repair requests to minimize downtime and inconvenience for tenants. Collaboration with property management and other team members is essential to coordinate maintenance schedules and ensure compliance with safety regulations. Ultimately, this role contributes significantly to tenant satisfaction, property value preservation, and the overall success of our real estate management operations.

Minimum Qualifications:

  • Proven experience in plumbing, electrical wiring, carpentry, and mechanical repair within a residential or commercial setting.
  • Ability to safely climb ladders and work at heights as required for maintenance tasks.
  • Strong communication skills, including the ability to talk and hear effectively to interact with team members and tenants.
  • Familiarity with precision measuring tools and techniques to ensure accurate repairs and installations.
  • High school diploma or equivalent with relevant technical training or certifications in maintenance or related fields.

Qualifications:

  • Certification or formal training in HVAC systems, electrical work, or plumbing.
  • Experience working in real estate development, property management, or rental and leasing environments.
  • Knowledge of safety regulations and compliance standards related to building maintenance.
  • Ability to use computerized maintenance management systems (CMMS) for tracking work orders and inventory.
  • Additional skills in drywall finishing and painting to enhance property aesthetics.

Responsibilities:

  • Perform routine and preventive maintenance on plumbing, electrical, mechanical, and carpentry systems within residential and commercial units.
  • Diagnose and repair issues related to mechanical systems, drywall, and precision measuring equipment to ensure operational integrity.
  • Respond promptly to maintenance requests, including emergency repairs, while maintaining clear communication with property management and tenants.
  • Conduct regular inspections of facilities to identify potential problems and implement corrective actions to prevent future issues.
  • Maintain accurate records of maintenance activities, materials used, and time spent on each task to support operational transparency and budgeting.

Skills:

  • The required skills such as plumbing, electrical wiring, carpentry, and mechanical repair are utilized daily to troubleshoot and resolve a variety of maintenance issues, ensuring that all building systems operate efficiently and safely.
