Maintenance Manager – Estate Properties
Location: Northampton
Salary: £40,000 – £50,000 (depending on experience)
About the Role
We’re looking for an experienced Maintenance Manager to oversee the upkeep and performance of approximately 100 properties on a well-established estate in Northampton. This is a hands-on, fast-paced role where you’ll take ownership of all property maintenance activity, ensuring a high standard of service for tenants and smooth coordination with subcontractors.
Key Responsibilities
* Manage day-to-day maintenance operations across a portfolio of around 100 residential and commercial properties
* Handle reactive maintenance, ensuring timely response and resolution
* Act as the main point of contact for tenants, providing professional and effective communication
* Coordinate and manage subcontractors, ensuring quality workmanship and adherence to SLAs
* Conduct property inspections and identify areas needing repair or improvement
* Oversee budgeting, cost control, and procurement of maintenance services
* Ensure compliance with relevant building regulations, health & safety standards, and estate policies
* Provide strategic input to improve maintenance processes and property performance
About You
You’ll be a proactive and organised professional with strong technical knowledge and a solid understanding of commercial and building practices. You must be confident dealing with tenants, capable of prioritising workloads, and comfortable managing multiple contractors at once.
Essential skills & experience:
* Proven experience in a maintenance management or similar property role
* Strong knowledge of building maintenance, construction practices, and compliance
* Experience overseeing external contractors and managing supplier relationships
* Excellent communication and problem-solving skills
* Ability to manage budgets and maintain accurate records
* A practical, hands-on approach with strong attention to detail
